An evolving neighborhood home to an established art scene

Northeast of Wilmington’s Historic District is Northside, a large neighborhood that's become a thriving center for arts and community. While much of the area is residential, Northside includes the vibrant Brooklyn Arts District, featuring art galleries, performance venues, locally beloved restaurants, bars and boutiques. “It’s a little bit quieter here,” says Derek Criscitiello, an agent with Coldwell Banker Sea Coast Advantage who lives in the neighborhood. “The neighborhood has enough where you don’t feel like you have to go downtown. You can walk to a bar or walk the dog and go get ice cream.” Northside is in a period of development, with historic homes under renovation and construction crews building new houses on empty lots. This is attracting both first-time buyers and high-income residents to the neighborhood.

Local restaurants and bars line 4th Street

In the morning, residents pick up coffee and a freshly baked cinnamon roll from The Jelly Cabinet, or sit down with friends at Brunch Thyme. For dinner, Angus Grill is a casual spot for a good burger, while Pizzeria Don Luca’s pies are enjoyed outside on the patio. Three10’s contemporary plates make it a popular choice for date night. Northside is close to a handful of bars and breweries, as well. People pack Goat & Compass, the rustic neighborhood pub, to enjoy beer, live music and open mic nights. Flytrap Brewing offers a more relaxed vibe. “There’s a place called Pineapple Studios. It’s a combo business. They do yoga as well as pottery,” says Celeste Salzberg, a Realtor with Momentum Companies. For entertainment, residents can catch the sunset along The Riverwalk, Wilmington’s famed boardwalk, before settling down on the lawn at Oak Bank Pavilion to watch a live performance. Residents travel out of downtown to get groceries. Food Lion is the closest, about 3 miles away. Harris Teeter, Lidl and Whole Foods are near Independence Mall.

A city that celebrates the arts

Wilmington is a city for artists. “When I go to art openings downtown, I see all of my neighbors. There are a lot of artists who live downtown, as well as people who appreciate the arts, whether it’s painting, theater or music,” says Jan Brewington, a Wilmington native and owner of Dram Tree Realty. Northside is home to several art galleries, including Acme Art Studios, which has been open since 1991. More than 20 artists work in its studios, and its eclectic gallery features a wide range of mediums, from photography and fashion design to sculpture and installations. The Brooklyn Arts Center is a former church converted into an event venue, hosting art shows, live performances and weddings. Children can cultivate their art skills at the DREAMS Center for Arts Education. “It has real art classes for kids taught by professional artists,” Brewington says. Wilmington’s art scene takes center stage every month as part of Fourth Friday Gallery Nights, where the public can explore art venues for free and meet featured artists.

Northside homes are a mix of old and new

The tightly packed blocks of Northside feature wide streets lined with sidewalks and dotted with mature trees. Homes rest side by side on small lots and often feature covered front porches. Properties here range from tiny two-bedroom cottages and bungalows to spacious Craftsman designs and three-story contemporary builds with rooftop decks. Some homes date to the late 1800s, while others were built in the last few years, as this neighborhood features some of the few undeveloped lots in the downtown area. Most single-family homes fall between $250,000 and $375,000, but some fully renovated historic homes can cost between $450,000 and $630,000. “People are going in and restoring these houses that have Victorian Features. A lot of places in Wilmington are 1920s Art Deco, so that makes this area special,” says Salzberg, who’s lived in the city since 2017. Properties needing renovation can list for under $225,000. Potential buyers should note that hurricanes can hit Wilmington, but this neighborhood has a minimal risk of flooding.

Several neighborhood parks and a community market

Trees line the perimeter of Northside Park, where residents can picnic under a small shelter, romp around the playground, or swim in the outdoor pool. Portia Mills Hines Park, also called 10th Street Park, features several basketball courts and a playground. Its spacious grassy lawn is dotted with colorful tents every Saturday morning for Frankie’s Outdoor Market, a farmers market run by the Northside Food Co-op that allows neighbors to connect while picking up fresh produce for the week. Residents in Love Grove can walk to Archie Blue Community Park, a nearly 8-acre green space hugged by creeks that flow into the Cape Fear River. The park, named after a longtime resident who was a beloved band director, features kayak and canoe access, a ballfield and a small playground.

Easy access to U.S. Route 74

Downtown Wilmington is less than 2 miles away, making for short commutes to the Central Business District. Residents can pedal down bike-friendly streets like North 5th Avenue or catch a Wave Transit bus. Buses in the neighborhood take riders to Padgett Station, where they can transfer to other routes. The free Port City Trolley runs along the riverfront. Drivers can use 3rd Street and Market Street to reach destinations across the city, including Wrightsville Beach, about 10 miles east. U.S. Route 74 takes residents across the Cape Fear River to Leland and connects Wilmington to other cities in North Carolina, including Asheville and Charlotte. Wilmington International Airport is about 3 miles away.

Public schools for budding artists

Annie H. Snipes Academy of Arts & Design, a magnet school featuring a design lab, earns a C-plus from Niche. It’s the only elementary school in Wilmington where kids can take dance and instrumental music classes. Students can expand on their foundational skills at Williston Middle. The school receives a B-plus and offers a musical theater program where students show off their talents during an annual showcase. New Hanover High also gets a B-plus and helps students interested in the arts zero in on a medium of their choice through its theater, chorus, visual arts, band and orchestra programs. D.C. Virgo Preparatory Academy, the University of North Carolina Wilmington’s year-round public school, is in the neighborhood, teaching kindergarten through eighth grade students. Saint Mary Catholic School is a nearby private option. Cape Fear Community College is about a mile away, and Criscitiello says, “A lot of people will start there before transferring to UNCW.”
