“When you drive through Winter Park, you’ll see older brick ranches that people buy for investments,” Skutnik says. “You do see students rentals and apartment complexes as well.” Ranch-styles and cottages tend to sell for $250,000 to $465,000. Large or newly built homes range in price from $480,000 to $600,000. Townhouses and cottages start at $195,000 and can go as high as $290,000. In terms of livable space, apartments make up a quarter of the neighborhood. “It’s a great spot within walking distance to the college,” says Jan Roggeman, a Realtor with 1st Class Real Estate Coastal Choice who has lived in Wilmington for 10 years.The oldest school still operating in New Hanover County
Located in the neighborhood, Winter Park Elementary scores a B grade on Niche. “It’s a sought-after elementary school,” Skutnik says. “It’s very small and classic.” It is also the oldest school actively operating in New Hanover County. Homes north of Wrightsville Avenue and east of College Road are zoned for College Park Elementary, which receives a B-minus rating. Roland-Grise Middle scores an A-minus, while Hoggard High earns an A score. As a Special Olympics Unified Champion School, Hoggard High was named North Carolina’s choice for ESPN Honor Roll, a national honor for schools demonstrating high standards of inclusion in 2023.Equal distance to downtown and the beach
Before 1959, College Road was known as Winter Park Road. The busy road borders Winter Park to the west and intersects with Oleander Drive, forming the neighborhood's southwest corner. Oleander Drive runs along U.S. Highway 17, also known as the Coastal Highway. Skutnik says, “You’re about the same distance from Wrightsville Beach to Downtown.” Both locations are a 5- to 7-mile drive from Winter Park. The 7- to 8-mile drive to Wilmington International Airport will take around 15 to 20 minutes. Wave Transit provides bus stops throughout the neighborhood.Public golf course and a park with a youth baseball team
The Wilmington Municipal Golf Course is located within Winter Park. While the 18-hole course is open to the public, residents of New Hanover, Brunswick and Pender counties receive a reduced rate. While the city owns and operates the course, a nonprofit group called Friends of Muni maintains the course. Long Leaf Park has a variety of activities, from dog parks and gardens to a playground with a splashpad and fitness obstacle course. “You’ll find a lot of people running, tossing a frisbee or walking their dogs there,” Roggeman says. “It also tends to be a meeting ground for a lot of different events throughout the year.” Residents can rent the area by the pond and gazebo as a wedding venue, and the event lawn and picnic shelters can also be reserved. The Winter Park Optimist youth baseball team has been playing at the park since 1954. The park also hosts a youth softball league and has multiple soccer fields.Traffic-heavy shopping and dining on College Road
“Winter Park has everything you want within a 1-mile radius,” Skutnik says. “It’s probably one of the most traffic-heavy locations in Wilmington.” There are several restaurants along College Road, including the locally owned and operated A Taste of Italy — which has breakfast and deli menus. Alpaca Peruvian Charcoal Chicken is a local chain throughout North Carolina. University Square is home to a handful of restaurants, coffee shops, a brewery, small shops and a Harris Teeter. Trader Joe’s sits where College Road intersects with Oleander Drive.Houses of Worship
Winter Park Presbyterian Church was the first house of worship built in the neighborhood in 1910. Winter Park Baptist Church began as a Sunday school operated by a church downtown and eventually became its own congregation.
