Secluded living north of Saratoga Springs
The town of Wilton has long lived in the shadow of Saratoga Springs, its neighbor immediately to the south. Still, for longtime residents of this quiet rural hamlet in the Capital District of Upstate New York, that’s one of the many appeals of their hometown. Located only 4 miles north of downtown Saratoga Springs, Wilton allows for convenient access to the culture, entertainment and amenities of Saratoga Springs while maintaining a lower cost of living. “Wilton is a really popular area, and not only because there’s no town tax,” says Jennifer Johnson, a Licensed Real Estate Associate Broker with Julie & Co Realty. “There are lots of self-contained, secluded little neighborhoods, and it’s located right there on Interstate 87.”
Wooded properties surrounded by protected preserves
The majority of Wilton’s housing market is bracketed between Interstate 87 and Saratoga Road – the two north/south thoroughfares cutting vertical lines through the center of the neighborhood – with vast acres of protected nature preserves and wildlife management areas filling the areas to the east and west. The cul-de-sacs inside Wilton’s residential subdivisions are home to large wooded plots of land, with houses set far back from the winding streets and tall privacy fences separating backyard living spaces. Long driveways lead back into two-car garages, most attached to updated ranches, split-level and colonial homes. Wilton is located in the fastest-growing county in New York State, and developers have taken advantage of the demand by building custom homes in small, undeveloped pockets of the community. “The new construction goes under contract quickly, but most of the market is resale,” says Johnson. Homes in Wilton typically sell for $400,000 to $600,000 after only three weeks on the market.

Great test results at Saratoga Springs
Students in Wilton begin their education at Ballard Elementary School – a B-minus-rated school on Niche with a student-teacher ratio of 13-to-1 – before advancing to Maple Avenue Middle School, a B-plus-rated middle school near Saratoga Springs. For high school, many students attend Saratoga Springs High School, an A-minus-rated school on Niche with one of the best high school athletic programs in New York State. Students at Saratoga Springs earn an average SAT score of 1270 and regularly attend prestigious local universities like Syracuse and Cornell.

Wilton Mall creates shopping convenience
Shopping is fun and convenient at Wilton Mall, a large indoor shopping mall on the neighborhood’s southern edge featuring familiar department stores, specialty boutiques, chain restaurants and everything in between. Wilton Mall is surrounded by smaller shopping plazas featuring national retail stores like Lowe’s, Walmart, Best Buy and Hannaford, the neighborhood supermarket. Locals gather after Saturday morning soccer games at Compadres Diner, which serves classic breakfast and lunch plates with a Mexican twist, and couples make reservations at The Wishing Well, an elegant yet cozy restaurant known for its diverse menu, creative cocktails and live piano music. Wilton is 40 miles north of Albany, a 45-minute commute down Interstate 87. Residents can drive to Boston, New York City and Montreal in three hours, and the Albany International Airport offers nonstop flights to Atlanta, Washington DC, Chicago and more. Wilton makes a convenient jumping-off point into the historic racing district of Saratoga Springs or to the ski resorts in the Adirondack Mountains surrounding Lake George.
