Amid winding residential streets and lush green spaces, Woodburn is home to Virginia’s largest hospital, the Inova Fairfax Medical Campus. The community is also bounded by U.S. Route 50 and Interstate 495, locally called the Capital Beltway, making travel easy for commuters to Washington. But despite this convenience to major employers and the nation’s capital, Woodburn’s 8,800 residents still enjoy a suburban atmosphere. “It’s the kind of place where you see people out walking their dogs, and you wave to your neighbors when you drive past them,” says Kristen Mason Coreas, a team lead at Keller Williams United Falls Church who has sold several homes in the area.

Woodburn has fast-selling homes

Woodburn is split into subdivisions, like Pine Ridge and Camelot. Ranch-style homes, split levels, townhouses and mid-rise condo complexes all built between the 1950s and '70s are common here. The median townhouse price is around $570,000, while the median single-family home price is about $905,000. Both prices are higher than the national median. Condos typically cost between $200,000 and $275,000. Houses here sell after an average of 14 days on the market, which is faster than the national average. The Inova Fairfax Medical Campus is a major employer

The 117-acre Inova Fairfax Medical Campus in Woodburn’s northeastern corner includes a cancer institute, level 1 trauma center and several other facilities. Providing over 9,000 jobs, the hospital is one of Fairfax County’s top employers. Locals may hear noise when emergency helicopters land at the hospital. Gallows Road, which bisects the campus and serves as an on-ramp for the Capital Beltway, is known for high traffic. The Fairfax County Department of Transportation is studying ways to alleviate congestion by adding bike lanes and improving sidewalks.

Commute to D.C. via Interstate 66 or the nearby Dunn Loring-Merrifield Metro station

The Capital Beltway connects with Interstate 66, making Washington a 16-mile drive east. Depending on traffic, the drive can take between 20 and 45 minutes. “You just have to leave your house like 30 minutes before rush hour to avoid traffic. It’s actually a fast commute time for a D.C. suburb,” Mason Coreas says. Fairfax Connector and Metro bus stops offer rides across the county and to nearby Metro stations. The Dunn Loring-Merrifield Metro station, 3 miles north, follows the Orange Line, typically reaching downtown Washington in under an hour. Ronald Reagan Washington National Airport is 13 miles east, while Dulles International Airport is 19 miles northwest.

Students in Woodburn can attend Fairfax County Public Schools district, which earns an A from Niche. The district serves around 180,000 students with a 14-to-1 student-teacher ratio. The unrated St. Ambrose Dual Language Catholic School offers a Spanish immersion education for children in prekindergarten through eighth grade. Over 18,000 students attend the Northern Virginia Community College Annandale Campus on Woodburn’s southern edge. It offers around 40 associate degree programs. George Mason University is 7 miles southwest.

Shopping and dining at the Mosaic District

Just north of U.S. Route 50, the Mosaic District is a walkable mixed-use development with nationally known stores, upscale dining and a movie theater. “It’s essentially the downtown district of Fairfax County. I can’t think of any other shopping center that’s more popular than Mosaic,” Mason Coreas says. Every Sunday, the shopping center’s main street is blocked off for the FRESHFARM Farmers Market. State Route 236 in the southern part of Woodburn is lined with commercial centers, like Fair City Mall, home to over 40 chain stores and restaurants. Tysons Corner Center and Tysons Galleria, two of the largest malls in the metro area, are 6 miles north.

Eakin Community Park offers access to the Gerry Connolly Cross Country Trail

A portion of the Gerry Connolly Cross Country Trail stretches through Woodburn. The 40-mile-long route goes through all of Fairfax County, starting at Great Falls National Park and ending at the Occoquan Regional Park. But within the community, locals can hike, bike and jog through Eakin Community Park, which has a playground, tennis courts and a baseball diamond where the Fairfax Little League plays.
