Woodbury, 34 miles from New York City, has everything from shopping to transportation. The residential and commercial area is located within the Town of Oyster Bay and beside Syosset. “My biggest thing is they’re very beautiful neighborhoods, but they’re convenient to get to where you need to go,” says Frances Mazer, an associate broker and the founding agent of the Woodbury office for Compass Real Estate who has lived in the community for over 40 years. “The shopping is great, and if you need a mall or just want an independent store, you could be there in five or 10 minutes. The accessibility is wonderful.” Woodbury’s location is a big draw for the area, and the community has access to major roadways and public transportation. The area is also known for its highly-rated school district. The area is served by the Syosset Central School District, which has an A-plus rating on Niche, as does every school in the district. The CAP Index crime score is a 2 out of 10. The national average is 4.

Retro gaming at Syosset Public Library
“The people from Woodbury come into Syosset for the parades and celebrations,” says Patricia Pascullo, an associate broker with Douglas Elliman. The hamlet of Syosset hosts holiday parades and gatherings throughout the year, some of which are held at the shared community park. The Syosset Public Library also draws Woodbury residents into Syosset with events year-round. The library offers Chinese language programs and retro game nights, where old game cabinets are available during an after-hours program. Residents looking to attend religious services may visit Woodbury Jewish Center, United Methodist Church of Woodbury, Holy Name of Jesus Church and other houses of worship in the area.

Shopping and dining along Jericho Turnpike
Shopping and dining are found along Jericho Turnpike, which cuts through the center of town. There are four shopping malls, Woodbury Village, Woodbury Town Plaza, Woodbury Country Square and Woodbury Common Shopping Center, where residents may find groceries, eateries, and retailers. A popular restaurant is Dugan’s Sandwich Shop, which has been making fresh bread for their sandwiches every day for over 60 years. Another local favorite is Rustic Root, a farm-to-table tavern known for its organic meals and skillet cornbread. Groceries may be found at Stop & Shop, but for specialty items, locals visit Iavarone Brothers, an Italian grocery store or Meyer’s Farm & Greenhouses for farm-fresh produce.

Single-family homes start at $1 million
Winding streets with large homes sit beneath pine trees on lawns dotted with manicured hedges. There are no sidewalks in the residential areas, and homes are set back from the road, which has long, wide driveways. Most residents are homeowners, and only 16% of residents rent. “There is similar housing to Syosset, but at a slightly higher price,” says Pascullo. “They still have an affordability aspect for first-time home buyers and very nice rental apartments.” Homes in the area are in the split-level, new historicism, Colonial Revival and postmodernism styles. Townhouses and condos are available and range from $730,000 to $2.2 million. Most single-family homes range from $1 million to $3 million, but some homes can be found between $800,000 and $1 million. Larger homes cost between $2 million and $4 million.

A-plus rated schools in Syosset Central School District
Children may attend Walt Whitman Elementary School and H.B. Thompson Middle School. Students advance to Syosset High School. Walt Whitman, H.B. Thompson and Syosset all receive an A-plus from Niche. Syosset High School, a National Blue Ribbon School of Excellence, offers various sports and extracurricular activities, including mathletes, art club, ice skating, and others.
Walt Whitman Elementary School is part of Syosset Central School District.
Syosset Senior High School has 2,237 students in grades 9th - 12th.

Summer concerts in Syosset-Woodbury Community Park
At 400 acres, Trail View State Park has over 7 miles of hiking and biking trails and is popular among birdwatchers. Its location on the Atlantic flyway makes it a prime place to observe spring and fall bird migrations. Visitors to the park can horseback ride and cross-country ski in the winter. The Honorable Joseph Colby Golf Course is an 18-hole community course named after its founder, the former New York State Supreme Court Justice. Local flora and fauna have 270 acres of dedicated space in Stillwell Woods Preserve. Residents may explore this area using the hiking and biking trails. Syosset-Woodbury Community Park has a playground and a wide selection of athletic courts and fields, including an outdoor ice-skating rink in the winter. The park has a pool where residents can swim and cool off during the summer. There is a free concert series in the park in July and August.

Commuters use Jericho Turnpike and Syosset train station
The commercial area along Jericho Turnpike has sidewalks, but the community is mainly car-dependent. “I just love the convenience. I can go anywhere. I can be at three different supermarkets in 10 minutes if that,” says Mazer. The Northern State Parkway and Interstate 495 border the area. There is one bus stop in the area along the Jericho Turnpike, and residents may commute to New York by train from Syosset. John F. Kennedy International Airport is 28 miles away.
