Small town in Teller County with natural beauty
Known as “the City Above the Clouds,” Woodland Park is located more than 8,000 feet above sea level, with views of the Rocky Mountains at every angle. It has a small, tight-knit population of 8,000, with tons of community holiday celebrations and natural beauty. “It’s a breath of fresh air,” says Kristen Higginbotham, communications and marketing coordinator for the city. “When I go to Colorado Springs to run errands, there’s all these people and traffic, and then when I drive back to Woodland Park, everything about my experience and mental state just feels lighter.” The Ute Native American Tribe originally inhabited the area, and eventually, the Colorado Midland Railway made its way there. As time went on, the spirit of the Wild West blossomed; Woodland Park became a rodeo and equestrian destination where gambling and bootlegging were allowed. Its population is a mixture of families and adults over the age of 50. Major employers include the Woodland Park School District RE-2 and Newmont Mining.

Various housing styles in expanding subdivisions
The median single-family home price in Woodland Park is $625,000. As more people migrated to the city, its housing stock expanded to include subdivisions with mixtures of old and new properties. “We are seeing more retired military move to our area as a result of our military installations based in the Springs,” says Deb Miller, Woodland Park Chamber of Commerce president.
Single-family homes include manufactured homes, one to two-story log cabin houses with slanted roofs and ranch-style homes with wide garages. These midcentury to early 2000s-built properties are spread out in the community, and many are surrounded by spruce and ponderosa pine trees. Newer builds from the 2020s are closer to the city's outskirts in subdivisions like Paradise of Colorado and Ranch Estates. Many of these subdivisions have clear views of snowcapped Pikes Peak Mountain. New developments include tiny homes in the Village and Tamarac, and luxury homes surrounding Pikes National Forest at Haven at Paradise.
Townhouses with brick and wooden exteriors are located across the city. Some Northwest-style homes have been remodeled and include monthly HOA fees of up to $350. The median townhouse price in Woodland Park is about $499,000.

Number of parks in Woodland Park
The 3-acre Memorial Park is a major gathering place for residents, with tennis courts, a playground and a pond for ice skating in the winter. People can walk, jog or bike the 14-mile Centennial Trail, which travels north along Colorado State Highway 67 past acres of farmland. The city also has the 5-mile Lovell Gulch Trail, which loops around Pike National Forest, and hikers can travel a few miles east to explore paths and meadows around the Rampart Reservoir. The Meadow Wood Sports Complex has well-kept tennis courts, multi-use athletic fields and an outdoor ice rink where hockey leagues practice and play. For indoor activities, The Woodland Park Aquatic Center has adult lap swimming and water aerobics classes. Woodland Park is also home to the Dinosaur Resource Center, a museum showcasing fossils from North America’s Late Cretaceous period.

Family-owned shops and eateries
Woodland Park has a handful of locally owned businesses and mom-and-pop retailers, mostly in downtown near West Midland Avenue. People can walk or bike past cabin-like buildings housing antique shops and staple restaurants. Popular eateries include Hungry Bear, serving all-day breakfast and Fiesta Mexicana, cooking authentic Latino dishes.
In late 2024, the city’s Downtown Development Authority broke ground on the long-anticipated Tava House Development. This almost 7-acre multi-use development is near the downtown center and will feature a new culinary school, event center and coffee shop. Construction is set to be completed by summer 2025. For groceries, residents can check out the City Market in town, and for more retail shopping, the University Village Colorado Shopping Center is about 24 miles southeast of Colorado Springs.

School district with job-focused programs
The city is served by Woodland Park School District No. R-2, which earns an overall B-minus from Niche. The district has more than 2,000 students and a student-teacher ratio of 13:1. Woodland Park High has several job-focused programs, like Career Start, where students can learn about trades like Welding and Cyber Security.
Old Fashioned 4th of July Celebration
The city has a strong communal vibe and hosts several yearly events. In July, folks gather in Memorial Park for the Old Fashioned 4th of July Celebration, which includes a watermelon eating contest, dog costume parade and fishing derby. Since fireworks are too much of a fire risk, the Ute Pass Symphony Guild performs for thousands of attendees. Since 1985, residents have attended the Mountain Arts Festival in Memorial Park in August, where artists set up shop in white tents, and guests participate in a silent auction. Downtown, the Woodland Park Farmers Market runs from June through September. On Fridays, residents can peruse through farm fresh produce, baked goods and handmade jewelry. The Ute Pass Cultural Center hosts monthly summer concerts and has a picturesque, rentable space for weddings, graduation parties or fitness classes.
Drop in crime and prepping for snow and fires
According to Woodland Park Police Department’s 2023 Annual Crime Report, the city saw a 28% decrease in reported crimes. Offenses like shoplifting and motor vehicle theft dropped significantly. Higginbotham says the department is very active in the community to help keep criminal activity low. Every second Wednesday of each month, the police department holds a Community Engagement Forum, where people can voice any concerns and ideas for tackling issues in the community.
Woodland Park can get large amounts of snow between late October and April. “The kiddos here know they’re going to put a jacket on and tromp through snow for trick-or-treating,” Miller says. But even with snowstorms, accumulation quickly dissipates because of the city’s elevation. Because of its dryness and proximity to tree foliage, the city is more at risk of wildfires. Northeast Teller County Fire Protection District patrols the area during fire emergencies and reminds people never to leave a campfire unattended.
Walkable downtown and Senior Coalition Transit bus service
Higginbotham says there’s not much congested traffic in the area, except in the summertime on Colorado State Highway 67 and U.S. Route 24, which intersect in the city. Downtown is one of the more pedestrian-friendly areas, with sidewalks and crosswalks leading to various boutiques and nearby parks. Public transit options are limited in Woodland Park, but folks can utilize the Teller Senior Coalition Transit bus service, which offers rides to appointments, grocery shopping and other social activities. UCHealth Pikes Peak Regional Hospital is a 2-mile drive southwest, and Colorado Springs Airport is 29 miles southeast of the region, offering non-stop flights to major cities like Chicago and Houston.
