Woodlawn Prince George's offers affordable homes close to D.C.
Woodlawn’s affordable housing market and convenient location, just 10 miles from Downtown DC , make it an appealing landing spot for Washington area commuters or anyone seeking a suburban environment close to popular regional attractions throughout the county. “That zip code, 20784, is one of the last areas in the Washington Metro region where the homes are still affordable,” says Paul College, a Realtor with Long & Foster Real Estate, Inc. with over 30 years of real estate experience. “A majority of the buyers are first-time homebuyers.” Residents are minutes away from pocket parks as well as several restaurants and retailers that line Annapolis Road to the south of the community. For entertainment, there are live shows at Northwest Stadium and the buzzing National Harbor area within a half-hour drive of Woodlawn.
Postwar single-family homes, condos and townhouses
Buyers can find brick ramblers, raised ranches and Cape Cods built after World War II lining Woodlawn’s hilly residential streets. These midcentury builds vary in price from $320,000 to $500,000, depending on square footage, lot size and remodel status. There are also several townhouses and condo units, which are usually priced from $80,000 to $150,000.
Commuters can reach D.C. by car, bus or rail
Though locals can walk to parks and schools, Woodlawn is a car-dependent community. “It’s close to New Carrollton Metro and the Purple Line, which is coming soon,” says College. “There’s also easy access to the Beltway, Route 50 and the BW Parkway for commuters.” D.C. is a 10-mile drive southwest on Annapolis Road, which is also known as Maryland Route 450. Rush hour traffic getting to the nation’s capital is notorious in the mornings and evenings, so commuters should plan drives accordingly, as the drive can take thirty minutes to an hour.
Public transportation options include Washington Metropolitan Area Transit Authority Metrobuses, which stop along Annapolis Road. There’s also the New Carrollton Metro station, which is 3 miles east of Woodlawn, where locals can ride the Amtrak, or take Orange and Silver Line trains through D.C., Virginia and Maryland. Luminis Health Doctors Community Medical Center is the closest hospital, less than four miles away. For flights, Ronald Reagan Washington National Airport is 13 miles west and Dulles International Airport is 40 miles away. The Purple Line is an upcoming light-rail system that, when completed, will connect trains from New Carrollton to Bethesda. The ongoing project is expected to be completed by late 2027 and will provide greater transit access between Prince George’s County and Montgomery County.
Nearby Parkdale High School offers the Homeland Security Program
Prince George’s County Public Schools is the district serving Woodlawn. Students can attend Glenridge Elementary School, which has a C-minus rating from Niche, and Ellen Ochoa Middle School, which opened in 2024 and has not yet received a Niche score. The C-minus-rated Parkdale High School offers a Homeland Security Program with classes focused on criminal justice, law enforcement and government. The University of Maryland is 4 miles away from Woodlawn and is a highly ranked public university with over 40,000 students enrolled as of Fall 2024. The school offers over 100 undergraduate degree programs.
Nearby strip malls and local restaurants along Annapolis Road
For nearby shopping options, several strip malls are located on the edges of Woodlawn. Capital Plaza features a Walmart and Grand Mart International Food. To the east, Glenridge Shopping Center has a Giant for additional grocery options. Several local establishments line Annapolis Road, which borders the community to the south. Tacos 5 de Mayo Restaurant offers tacos, fried plantains and a salsa bar, while Karina’s Bakery & Restaurant serves Salvadoran cuisine and desserts, including pan dulce and custom cakes. Residents often head to The Mall at Prince George’s to browse over 100 retailers and restaurants, including T.J. Maxx, Target and Macy’s.
Community parks, hiking trails at Greenbelt Park and attractions
The Woodlawn Recreation Center, located on Greenvale Parkway, features two playgrounds and a baseball diamond and offers a variety of fitness classes, including aerobics and yoga, organized by the Woodlawn Community Association. Glenridge Park sits beside Ochoa Middle School and has a playground, volleyball and basketball courts, multipurpose fields, and a walking trail around a small pond. Many locals visit the sprawling Greenbelt Park located a few miles north, which spans over 1,000 acres and features forested hiking trails and campgrounds. Woodlawn is also close to Northwest Stadium, where locals can enjoy a concert or a Washington Commanders game. The Capital Beltway leads to National Harbor, a bustling district with high-end retailers, restaurants and walking trails along the Potomac River.
