Cape Cods and Colonial Revivals on Cousins Island
The island is almost entirely residential, with exceptions for businesses running out of home offices. Houses sit among the evergreen pine trees and oaks that turn vibrant shades of orange and red in the fall. Ranch styles from the 1950s and 1960s and late 20th-century Cape Cods and Colonial Revivals sit among contemporary homes. Prices typically range from $675,000 to $1.5 million, although some are close to $2 million. While most of the island is safe from flooding, homes along the coast are more prone to flooding. Flood insurance is recommended for most and required if someone has a federally backed mortgage. Cousins Island receives a CAP Index Crime Score of one out of 10, compared to the national average of four out of 10.Beaches and preserves on the island
Sandy Point Beach greets people as they drive onto Cousins Island. This beach is ideal for people who want to picnic by the water or go for a swim; it is open from dawn to dusk all year. “The days are a little short in the winter, but they’re long in the summer and that makes up for it,” says Joe Waltman, owner of Waltman Architectural Design and resident since 1980. Locals can also access the water at Madeline Point, a rocky beach on the other end of the island. Locals can hike through the Katherine Tinker Preserve or the paths from the Westside Trail system, which connects all of Yarmouth. At Littlejohn Island Preserve, part of the Royal River Conservation Trust, locals can explore views of the rocky coast and red oaks along Casco Bay. However, the 1.3-mile-long trail can be difficult to access. “If you’re living in the area and you walk to it, it’s fine,” Whitney says. “But if you want to drive to it, there’s only four parking spots.”Yarmouth schools are top-notch
Cousins Island is part of the highly rated Yarmouth School Department, which Niche rates the No. 1 school district in the Portland area. Rowe School offers kindergarten and first grade and receives an A-minus, while Yarmouth Elementary School, which teaches second through fifth grade, Harrison Middle School and Yarmouth High School all earn an A. The high school offers JMG courses, a statewide program that builds leadership skills and helps students prepare for post-secondary opportunities, whether that is the workforce or college.Clam Festival with food, fair and fun
The Yarmouth Clam Festival is an annual celebration that dates back to 1965. It kicks off with a parade on Main Street on Friday night. “People, weeks ahead of time, put their chairs on the side of the street to mark their spot,” Whitney says. “And nobody steals them!” People from across the state compete in the Maine State Clam Shucking Contest, run in the 5k and watch the Diaper Derby, where babies and toddlers crawl to the finish line. Attendees can also enjoy carnival rides and live music. Food ranges from grilled cheese made by the local Boy Scouts to custom-made lobster rolls and clam sandwiches and the iconic lime rickey made by the Downeaster Chorus. “If I don’t have a lime rickey at the clam festival, there’s something wrong with me,” Whitney says. The Cousins Littlejohn Island Improvement Association also hosts events throughout the year, including an Easter egg hunt and a Halloween party.Bridge carries residents to the rest of Yarmouth
A causeway connects Cousins Island and Littlejohn Island, while The Ellis C. Snodgrass Memorial Bridge brings residents to the rest of Yarmouth, where locals can easily hop onto U.S. Route 1 or Interstate 295 and drive 15 miles to Portland. The Chebeague Island Ferry leads to the town of Chebeague and all its amenities, including a golf course. Most people fly out of Portland International Jetport, and the nearest emergency room is at Maine Medical Center, both about 18 miles away.Locals visit eateries across the bridge
Yarmouth’s growing restaurant scene is just across the water. “We are north of Portland and are a sprawl of the food scene in Portland,” Whitney says. Pat’s Pizza opened in 1978 and is a family-style eatery and sports bar. “When the power is out everywhere, and there is an ice storm, they are still there running on generators,” Whitney says. “They are part of the heart of this community.” Owl and Elm, named Portland Radio Group’s Best All-Around Restaurant in Maine, serves a culinary twist on pub food. Somebody can find a more intimate farm-to-table experience at The Garrison, which sits on the Royal River. The Garrison Chef’s Supper Club lets people enjoy gourmet food at home with a monthly multi-course meal that can feed two to four people. Most residents shop at Hannaford and buy fresh produce and local meat and dairy at the Yarmouth Farmers Market, outdoors on Thursday afternoons from May to October and indoors in November and December. Walmart is about 9 miles away, while Target and Lowe’s are about 20 miles away.Power plant is rarely in use
The Wyman Energy Center is in the southern part of the neighborhood and is a “peaking power plant,” meaning that it is only used when other power grids are down or there is high electricity demand. “There is a cool path along the power lines that everybody is allowed to use, from road biking to walking to snowmobiles,” Waltman says. There has been some conversation about either decommissioning the plant or changing its energy source from oil to wind combines. “There is a cool path along the power lines that everybody is allowed to use, from road biking to walking to snowmobiles.”
