Situated in the vast plains of El Paso County, Yoder provides a rural lifestyle where there’s more than enough space to go around. Most of the area consists of agricultural properties with acres of grasslands, ensuring the community remains a countryside haven. “People like the wide, open spaces and less restrictions on land and property,” says Realtor Delores Decoto, who works with Coldwell Banker and has about five years of experience in the area. The area has a population of approximately 1,300, including many farmers and livestock owners. The community features a 1 out of 10 CAP Index Crime Score, lower than the national average of 4.

The community’s sweeping plains seem to go on endlessly, with the blue silhouette of the Rocky Mountains marking west. Spread-out houses, fences and the occasional copse of trees break up the expanse. “The larger pieces are zoned for acreage. Most are either buying recreationally or buying to build with less restrictions on property,” Decoto says. The result is an array of spacious lots, ranging from $40,000 for 35 acres to $250,000 for the same amount of land plus barns. Contemporary homes and ranch-style homes with multiacre lots range from $250,000 to $750,000, the higher end including stables and greenhouses. On average, homes in Yoder stay on the market for 92 days, compared to the national average of 48 days. However, the market becomes more competitive seasonally. “In spring, February or March, things start picking up,” Decoto says.

As a rural area, the community doesn’t have any shopping centers or restaurants, and the only store is Big Joe's Feed. This community staple sells products like hay bales and chicken feed. There are a few dining spots within a 10-mile radius. Rush Cafe, to the community’s east, is a laid-back diner that serves classic American breakfasts and comfort food. To the west of Yoder, Lady Luck Restaurant and Bar has a relaxed watering hole feel, with TVs playing the Broncos and pool. There's a Subway across the street. About 10 miles from the community, El Bronco Ranch Market is the closest grocery store, stocked with produce and authentic Mexican meals.
