A revitalized riverfront and film studio reshape Getty Square
As Yonkers’ downtown district, Getty Square has always been busy, but developments along the Hudson River and a Hollywood film studio are attracting new residents. Riverfront apartments have led to new parks and restaurants that complement the longstanding businesses around Main Street. Lionsgate at Great Point Studios has three campuses in Getty Square, creating jobs and bringing more business to downtown. The Yonkers train station is another draw for the area. “If you get an express, you go right into Grand Central Station, so you’re literally minutes into New York City,” says Kenneth Rabasco, a Realtor with Keller Williams Realty who’s sold homes in the area for around 11 years. The 30-minute ride into Manhattan, which is around 14 miles away, makes Getty Square a popular spot for commuters to find lower rents outside of the city.

Apartments and condos overlooking the Hudson River
Most residents here rent apartments in high- and mid-rise buildings or multifamily properties with Italianate or Queen Anne architecture. Some of these are new, luxury apartments that overlook the Hudson River and have amenities like parking garages and fitness centers. “Everything new that’s being built right now is a luxury rental,” Rabasco says, adding that even though the buildings are considered luxury, rents here are less expensive than in Manhattan. Condos are also available, and some of these can have river views too. Prices for a studio or one-bedroom condo generally range from around $210,000 to $390,000, plus monthly homeowners association fees between $570 and $1,010 that cover heat and hot water. Some riverfront properties can be at high risk of flooding.

Riverfront restaurants and downtown mainstays
The riverfront has experienced most of Getty Square’s recent development, ushering in new businesses like The Sea Fire Grill, an upscale seafood restaurant that has river and skyline views, and Sheza Coffee House, which offers pastries and has eye-catching floral decorations. Main Street and the surrounding blocks have more coffee shops and eateries, like Guapo Mexican Restaurant, which serves Cuban and Mexican cuisine and is a popular hangout with a colorful atmosphere. There are also shops selling clothing, shoes and discounted goods. Grocery stores here include ShopRite and Shop Fair Supermarkets.

The Yonkers train station and buses make commuting simple
The Yonkers train station provides a convenient place for commuters to catch the Metro-North Hudson Line to Grand Central Terminal, a trip that takes around 30 minutes; the station also has Amtrak service. The Metropolitan Transportation Authority’s express bus also connects to Midtown Manhattan, and the Bee-Line Bus has routes throughout Westchester County. Sidewalks make the area pedestrian-friendly. For drivers, Riverdale Avenue turns into the Henry Hudson Parkway, which leads to the George Washington Bridge in 8 miles and Midtown Manhattan in 14 miles. Houses of worship here include the Yonkers Islamic Center and St. John’s Episcopal Church. St. Joseph’s Medical Center is on Broadway, and LaGuardia Airport is around 19 miles away.
Yonkers Public Schools offer a school choice program
Kids can attend Yonkers Public Schools, which earn an overall rating of B from Niche. The district offers school choice, and families fill out applications for their top picks each December. Students are placed based on seat availability, and some schools have additional admission criteria. Nearby schools include the C-rated Enrico Fermi School for pre-kindergarten through eighth grade and the A-minus-rated Yonkers Middle High for sixth through twelfth grade. Yonkers Middle High is known for its rigorous International Baccalaureate programs for both middle and high school students. Private schools here include the unrated St. Peter School for pre-kindergarten through eighth grade.
River views, playgrounds and history around Getty Square
Esplanade Park has walking paths and benches by the river that have views of the New York City skyline. From June through October, residents can board the Science Barge at Yonkers Pier to learn about sustainable food production and the environment. The Yonkers Paddling and Rowing Club meets just north of the park to host group kayaking trips in the Hudson River. Near Main Street, Van Der Donck Park is a scenic oasis around the Saw Mill River. To the south, Anthony O’Boyle Memorial Park has a playground and fitness equipment. Amid modern high-rises and busy downtown streets, the Philipse Manor Hall State Historic Site preserves a pre-Revolutionary War home that once served as Yonkers’ city hall. Today, the site is a museum that has exhibitions that present a multicultural look at Yonkers’ colonial era and the Revolutionary War.

Yonkers Riverfest and the marathon are popular community events
Yonkers Riverfest each September is Westchester County’s biggest one-day festival, drawing over 15,000 people to Getty Square. The festival features three stages of food and crafts vendors, live music and kids activities. The Yonkers Marathon has been held here for nearly 100 years, making it the second-oldest marathon in the country. The hilly course can draw thousands of runners, who begin and end the race at the Riverfront Library.
