Lincoln Park residents make it somewhere to belong
Neighbors foster a caring community spirit in suburban Lincoln Park, 15 miles from Midtown Manhattan. “If there’s street cleaning, I’ve done this several times, and they see your car in the street, they’ll give you a call,” says Claire Hennessy, a resident of Lincoln and real estate agent with Houlihan Lawrence. The community-centered neighborhood sits at the edge of the Bronx in Yonkers, surrounded by two large parks and bordered by Interstate 87. “It’s a nice residential area,” says Keith Simone, a local real estate agent with Houlihan Lawrence. “It’s one of the more desirable zip codes within Yonkers.” Convenience is the reason residents settle in Lincoln Park, but the community atmosphere is why they stay.
‘Charming’ single-family homes
Gridded streets are lined with one-of-a-kind homes. “These homes are so charming,” says Hennessey. “Every home is different and unique.” Tudor Revivals sit beside updated Cape Cods and brick-faced Colonial Revivals, giving the area its own flair. Most homes have a front and back yard bordered by a fence and a small strip of sidewalk. Lincoln Park is mainly single-family homes, with a cooperative located in Hilltop Acres near Central Park Avenue. While Lincoln home prices are above the national average, homebuyers can get more space for less than the New York Metro Area average. Tudor Revival, Foursquare, Colonial Revival and Cape Cod are common styles and range from $655,000 to $980,000. Home prices are on the rise, and some homes sell for over $1 million, especially those with complete renovations. Co-ops range from $160,000 to $185,000. The CAP Index crime score for the area is a 2 out of 10, below the national average of 4.

Swimming at Tibbetts Brook Park and golf at Van Cortlandt Park
During the summer, residents mingle at the water park in Tibbetts Brook Park. The aquatic park is open from June to September and requires proof of county residency and a park pass. Near the pool are a mini golf course and a playground. The park also features athletic fields and allows fishing in the lakes. “It’s a wonderful place to go cycling and walking,” says Hennessy. Right below Lincoln is Van Cortlandt Park, the third largest park in New York City. The park has numerous sports fields, from cricket to baseball, and two golf courses, with nine- and 18-hole greens, respectively. Anglers may practice catch-and-release fishing in Van Cortlandt Lake, and hikers enjoy the trails that wind throughout the park.
Empire City Casino, which will soon be remodeled and rebranded to MGM Empire City, offers casino games, horse racing and live concerts. Churches in the area, such as St. John the Baptist Catholic Church, Lincoln Park Jewish Center, Chour-Thai Reformed Church, Kashmir Islamic Center and others within and outside the region, celebrate religious holidays.

Academy of finance at Lincoln High School
Yonkers Public Schools, which receives a B from Niche, serves the area and has open enrollment. School 23 for prekindergarten through eighth grade receives a C. Lincoln High School receives a B-minus and offers an academy of finance, where students may receive a technical education degree and career opportunities.

Shopping and dining at Cross County malls
Most of the commercial activity is along Central Park Avenue on the eastern border of Lincoln Park. The Mall at Cross County and the Cross County Center, 1 mile away, includes chain restaurants and big-name department stores such as Target and Macy’s. Within the area, Pizza Barn is known for its 2-foot super slice and wings. For upscale dining, Dia & Noche Restaurant serves Latin fare and offers salsa dancing lessons. Rory Dolan’s Restaurant & Bar, 1 mile away, is known as the liveliest Irish Pub in New York and serves a mix of classic Irish pub food and American dishes. Commuters use Wakefield train station
Lincoln is surrounded by public transit options leading to New York City and surrounding areas. The Yonkers, Fleetwood and Wakefield train stations are 3 miles away, though Wakefield station is the quickest, getting commuters to the city in 32 minutes on the Hudson Line. Bus stops on the Bee-Line can also take commuters into New York City and around Yonkers. Interstate 87 leads residents into the city, 18 miles away and 15 miles to Midtown Manhattan. Saw Mill River Parkway also borders Lincoln and leads to the Cross County Parkway. The Cross County leads LaGuardia Airport, 15 miles north, and New York-Presbyterian Westchester, 4 miles away, for medical services.
