Community development plan bolsters Nodine Hill

The Nodine Hill of today, 19 miles from New York City, is a far cry from the Nodine Hill of the early 2000s. Considered one of the rougher areas of Yonkers, its challenges have included littered streets, unkempt sidewalks and neglected parks. But in 2006, the city created the Nodine Hill Master Plan and Urban Renewal Plan. One of the most visible changes to come from this plan have been the conversion of the low-income Parkledge Apartments five high-rises into rent-controlled units. Westhab, a community development organization, partnered with the city of Yonkers to create the Nodine Hill renewal plan and continues to help families find housing. The organization also turned an old church into the Dayspring Community Center in 2022 and opened the 63-unit Dayspring Commons housing development for those needing affordable or transitional housing. Proposals for more low-income housing units continue as redevelopment progresses.

Nodine Hill includes rowhomes and multifamily homes

“Another reason people move here is for the property because there’s some older homes and some new construction,” says Dhanoa. “Prices go from $500,000 up to $1 million.” Tall rowhomes and multifamily units in Colonial Revival and Postmodern styles border wide sidewalks. Some homes have fenced-in front yards bordered by trees, but most are built side by side and extend back into small lots with shared backyards. The area is primarily rentals and multifamily homes, with 15% of residents owning. The CAP Index crime score is 5 out of 10. While this is close to the national average of 4, violent crimes score an 8 out of 10. The Dayspring Community Center offers career prep, community service opportunities and youth programs.

Walking at Van Der Donck Park; teen lounge at Dayspring

Bordering the area, James L. Fleming Park has fields for baseball and soccer. Van Der Donck Park, 2 miles away, is next to the Long Island Railroad Station and was structured around an inlet of the Hudson River with a walking bridge, native plant gardens and benches near rocky outcroppings. The Nodine Hill Community Center offers babysitting training, a senior group, Zumba and other health and wellness classes for indoor recreation. Yonkers Middle High School listed top five high schools in New York

Yonkers Public Schools, which earns a B from Niche, is a choice enrollment district, and students may apply to and attend any public school in the city. One of the highest rated and most popular schools is Pearls Hawthorne School, which receives an A, for prekindergarten through eighth grade. An elementary and middle school near Nodine, Ella Fitzgerald Academy, receives a C-plus and serves prekindergarten through eighth grade. Another popular choice less than a mile from the area is Yonkers Middle High School, serving sixth through 12th grade. Yonkers Middle High School receives an A-minus and is listed as one of the top five best magnet high schools in New York, offering an array of extracurricular activities from a gender sexuality alliance to a robotics team.

Festival raises funds for student scholarships

Mi Rancho Farmers Market, a local grocery store selling fresh produce, hosts a Mexican Independence Day Street Festival on New Main Street near downtown in September. The free event offers live music and local vendors sponsored by small businesses and the city of Yonkers to raise money for student scholarships. Local institutions such as New Testament Church, Iglesia Bautista de Nueva York and Andalusia Islamic Center hold religious services and holiday celebrations. Empire City Casino, 2 miles away, has weekly horse races, live music and other entertainment. The casino will soon be redeveloped into a modernized and updated MGM Empire City.

Commuters use Saw Mill River Parkway and Yonkers train station

“One of the main reasons people move here is accessibility to the highways,” says Ramanjit Dhanoa, a local Westchester County broker with eXp Commercial. “It’s really near Saw Mill River Parkway, which leads to Cross County and 87.” Saw Mill River Parkway borders the neighborhood, leading to New York City in an hour or less. A swath of greenery between homes and the parkway muffles most traffic. The Yonkers station, 2 miles away, gets commuters to Manhattan's Grand Central Terminal in 40 minutes on the Hudson Line. Residents may walk into downtown and to the waterfront, which borders the area, in about 20 minutes, or hop on the Bee-Line bus system to reach Cross County mall and other areas of Yonkers. LaGuardia Airport is 16 miles South. For medical needs, NewYork-Presbyterian is 4 miles away along Saw Mill River Parkway.

With Saw Mill and Cross County bordering the neighborhood, residents can access The Mall at Cross County, Cross County Center and Ridge Hill Mall. “They redeveloped Cross County Center,” says Dhanoa. “They have completely redeveloped Ridge Hill from scratch. They have a theater; there’s a lot over there.” Closer to home, Casita De Adobe Mexican Restaurant and the colorful Plaza Garibaldi serve authentic Mexican fare. Orza Bakery Inc. has been serving fresh baked goods in the area since 1908. Foodtown of Linden Street is nearby for small grocery trips, while ShopRite of Greenway Plaza is 2 miles away.
