Southeast Yonkers is a place of opposites
Situated on the edge of the Bronx, Southeast Yonkers is an urban residential community with a range of housing options to fit any budget. “These are homes that first-time buyers can afford,” says Ken “Bosco” Rabasco, a Realtor with Keller Williams Realty, who’s been selling homes in the area for nearly a decade. The neighborhood is big enough to be a place of opposites. A subdivision like McLean Heights that sits along the 1,200 acres of Van Cortlandt Park on the Bronx border has a completely different feel than the residential streets between the 90-acre Hillview Reservoir and the half-mile horse racing track at the Empire City Casino. Southeast Yonkers is hilly, with peaks and valleys that make streets just blocks away seem like they’re in different neighborhoods. In this socio-economically diverse neighborhood on the border of New York City, commuters can get to Midtown Manhattan by train or car in under 30 minutes.
One-bedroom co-ops starting in the $100,000s
Residents in places like the large multi-building Fleetwood Park co-op have the convenience of the Cross Center Mall with its many shops and restaurants to the west and the Fleetwood stop on the Metro-North Railroad to the east. Large one-bedrooms in co-op buildings range from $100,000 to $200,000. Near Bregano Park, colonial-style homes from the early 20th century cost $600,000 to $800,000. “There’s no new construction. Most homes were built between the 1930s to the 1950s,” says Rabasco. The southern part of the community along the slope bordering Van Cortlandt Park has Cape Cod-style houses that typically sell for $550,00 to $750,000.
Home prices in Southeast Yonkers range from $550,000 to $800,000, but co-ops start at $100,000.

Aquatic complex at Tibbetts Brook Park
Bregano Park is a pocket of green space with baseball diamonds and a playground. Bordering the west end of Southeast Yonkers, Tibbetts Brook Park has a large aquatic complex and a 2-mile trail. Just 2 miles south of the neighborhood, Van Cortlandt Park is an 1,110-acre recreation area with a 7.5-mile trail, dozens of sports facilities and the Van Cortlandt Park Golf Course, which is the oldest public course in the country. The Empire City Casino also draws people from surrounding areas. Operated by MGM Resorts, the casino features a horse racing track, live entertainment and three upscale restaurants.
Tibbetts Brook Park, just west of Southeast Yonkers in Park Hill, has a large aquatic complex.

Shopping and dining at Cross County Center
The Cross County Center is a draw for people in and out of Yonkers. The large shopping complex has over 80 stores, movie theaters and a variety of restaurants. Residents can head to Stop & Shop for groceries. Clairmont Diner has been serving comfort foods since 1994 and Johnny's Pizzeria has been serving pies since 1942. The neighborhood also borders the Bronx’s “Little Ireland,” offering several Irish pubs like Rory Dolan’s and Burke’s.

Montefiore Mount Vernon Hospital is less than a mile east of the neighborhood. LaGuardia is the closest airport, which is 10 miles south.
Specialized academies at Lincoln High
Students may start at School 30, which earns a B from Niche, for kindergarten through eighth grade. Lincoln High gets a B-minus and offers specialized academies in fields like finance and scientific research. Nearby is also the public magnet Yonkers Montessori Academy, which gets a C-plus and offers an innovative curriculum serving pre-kindergarten through 12th-grade students.
