A coastal resort atmosphere with a core community of year-round residents
Extending inland from a popular summer resort town, the York neighborhood offers Cape Cods on forested streets near sandy beaches and marinas along the rocky Maine coastline. “The actual town has a population of 10,000, but it booms to five times that in the summer,” says Cam Avery, a Realtor with Avery Group at Keller Williams Coastal, who has served the Seacoast and surrounding area for 5 years. “There is a close community of full-time residents, though, who gather for events, send their kids to a good school system and enjoy access to some of the best beaches in Maine,” Avery says. Positioned in southern Maine, locals reside in a relaxed coastal town while remaining near urban areas.
Swimming or surfing at York Harbor Beach
Trails at the Highland Farm Preserve are open year-round for hiking and snowshoeing, offering views of shrubland and oak-pine forests. Kids can play on youth recreational teams or at the playground at The Bog Road Fields and Recreational Complex. Water views are plentiful in this coastal town; the York River winds throughout the neighborhood, and Wiggly Bridge, the world’s smallest suspension bridge, offers passage over the water. The neighborhood's eastern edge is 1 mile from York Harbor Beach and 4 miles from Short Sands Beach. Both offer stretches of sand, views of rugged coastline and access to chilly Atlantic waves for water activities like surfing, boating and fishing.

Cape Cods on shaded roads and oceanside mansions
Homes range from waterfront properties in the heart of York Harbor to homes on quiet roads located 7 miles inland. Most homes sit on wooded grass lots along peaceful, loosely gridded streets, which do not have sidewalks. Front yards featuring garden landscaping, shrubbery and pines commonly accompany the homes. For shingle split-levels built in the 1960s and 70s, homebuyers can expect to pay around $300,000, but Colonial Revivals and Cape Cods with modern finishings are priced around $850,000. Large waterfront homes on multiple acres of land and sprawling mansions with Cape and Craftsman elements are also available, and prices for these begin at $1.3 million and climb to $3.2 million.

York has easy access to Interstate-95.
10 miles to Portsmouth and 40 miles to Portland
There is no public transportation in the area, and even the seasonal trolley between York and Kennebunk suspended service for the 2023 season. The neighborhood is car-dependent, so residents rely on personal vehicles. Interstate 95 runs through the neighborhood's eastern edge. “Since I-95 is there, people can live in a Maine coastal town while remaining close to cities. Portland is 40 miles north, and Portsmouth is 10 miles south. Even Boston is only an hour away,” Avery says. Route 1 is also nearby, providing access to neighboring beach towns.
York slows down in the colder months
In the summer, York is a bustling resort town, but social activities and temperatures cool down in the fall and winter months. Some local restaurants and businesses are open seasonally, so year-round residents often travel out of town for amenities during the cold off-season. As a popular destination, the neighborhood experiences crowds during summer, and there is a significant presence of short-term vacation homes.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
