Youngstown is a quiet community close to Bay County favorites
Youngstown is a quiet, unincorporated community in Florida's Panhandle with farmland and creeks. The area has an out-of-the-way feel but is near some of Bay County's favorite spots. Homes here are typically more affordable than elsewhere in the metro area.
Why locals choose Youngstown over other Panhandle areas
"Youngstown has a more rural feel, but it's close enough to some of the parts of Bay County that people really love, like the beaches and springs," says Aaron Wright, a real estate agent at Legacy Premier Agency, with experience selling in the region. People move here to be closer to work or to have more space for outdoor activities. "A lot of folks try to get an acre or more for homesteading. They have farms for raising smaller livestock, like chickens, rabbits, goats and pigs," Wright says. "You also have military families moving in, because it's only half an hour to Tyndall Air Force Base."
Pricing and home options in Youngstown
"You're seeing an explosion in Youngstown because it's still outside the city, so you get a good deal on the home's value," Wright says. The community has a median sales price in the upper $200,000s, which is lower than the median for Panama City and Panama City Beach. Homes can sell between the upper $100,000s to the upper $500,000s. Generally, the homes in Youngstown do not have a homeowners association.
Although the area sits between two counties, most homes are in Bay County. Throughout Youngstown, there are farms, ranch-style houses and manufactured homes on several acres. Some properties have views of Deer Point Lake. Available lots can span from less than an acre to over 20 acres. Several subdivisions are to the south, including Bayou George and Indian Bluff, near Deer Point Lake, or Timber Run Estates, which has manufactured homes. There are also single-story new constructions in Clear Lake Estates. The community includes lakefront homes and lots with creeks. Some properties are inside FEMA flood zones, and the region can experience hurricanes. Homeowners may need flood insurance.
Where locals go for outdoor activities
David W Hutchison Park has a boat ramp, fishing dock and playground equipment next to Deer Point Lake, but many locals head north for water activities. "The springs are a huge, but undervalued, part of being in Youngstown. You're only 20 minutes from Blue Springs," Wright says. Visitors enjoy swimming, freshwater fishing and kayaking in the water as well as nearby hiking trails. Near Econfina Creek are multiple springs, including the popular Pitt and Sylvan Springs. The Gulf is generally about a 40-minute drive away.
Travel routes and commuting times
"Youngstown is north of Lynn Haven, but if you travel up the main road, Highway 231, it connects to more rural areas like Fountain. Going south for 20 minutes leads straight to Panama City," Wright says. Road improvements along the highway, near Star Avenue and Titus Road, may cause delays. Commute times vary, but from the middle of Youngstown:
- Fountain, FL, is around 10 minutes away.
- Lynn Haven, FL, is about 15 minutes away.
- HCA Florida Panama City Emergency is about 25 minutes away.
Where locals can shop and dine in
"If you want groceries, there is a new Publix off Highway 231; it's only about 10 miles from Youngstown," Wright says. Re-Rack Sports Bar and Gypsy's Roadside Café are about 8 miles from the center of the community. Residents visit Lynn Haven or Panama City for larger retailers, like Walmart Supercenter and Target.
Public school zones for Youngstown
Most students attend Bay District Schools. The area is mainly zoned for Waller Elementary School, Merritt Brown Middle School and Deane Bozeman High School. Other students can enroll in the Calhoun County School District. Both school systems offer controlled open enrollment.
