A north Yuba City neighborhood
The Sutter Buttes frame Yuba City, giving Butte Vista its name. The neighborhood is a small patch of northwestern Yuba City, oriented around Regency Park. Buyers explore this neighborhood for its newer homes and proximity to the Golden State Highway. While there is no retail in the neighborhood, it’s close to the city’s most popular spots to eat and shop. This neighborhood provides homes with comfortably-sized lots and quiet from lack of through traffic while still offering proximity to the livelier parts of town.
Butte Vista is stocked with Modern Traditional homes
“It’s northwest Yuba City, which is where everybody wants to live in Yuba City, but it’s more expensive,” says Steve McCarthy, Realtor with eXp Realty and Yuba City resident. “It’s where you have the newer and more custom-built homes.” Prices range from $530,000 to $825,000, exceeding the Yuba City median of $444,000. Most of these homes are Modern Traditional in style. Many exteriors take inspiration from Spanish and Mediterranean styles, with stucco walls and tile roofs. Many come with multi-car garages and driveways.
The neighborhood is oriented around Regency Park
Regency Park is in the center of the neighborhood. It is a little over six acres and offers plenty of green space. A picnic pavilion is also available. Walking trails border the park, providing a central space to walk or jog in Butte Vista. In the center of the park sits a playground. Visitors can cool down at the seasonal splash pad in the summer. There are ballfields at Civic Center Field, about 2 miles south, and the Feather River, 5 miles southeast, is the spot for rafting, fishing and kayaking.
Golden State Highway frames the neighborhood
The Golden State Highway borders the neighborhood. The neighborhood is purely residential, so buyers will need a car to access nearby shopping centers and Yuba City businesses. Access to the highway is a sought-after amenity, says McCarthy, as many residents commute 40 miles south to Sacramento for work or to travel. Although the city maintains several bus routes, most do not circulate in the area.
Two miles to Colusa Junction shopping and dining
While there is no shopping or dining in the neighborhood, Colusa Junction, Yuba City’s major dining thoroughfare, is 2 miles south via the Golden State Highway, which connects with the Colusa Highway. Local restaurants dominate the area, from casual cafes and Mexican restaurants to sushi spots and American grills. “The nicer shopping around there, like the Bel Air shopping center,” says McCarthy. “There’s a natural food store, New Earth Market, that people like. It’s the area where you find Tesla chargers and stuff like that. Everything is right there that you’d want to go to.” Target, Home Depot, Walmart and Sam’s Club can also be found in the Colusa Highway area.
Kids can attend Yuba City schools
McCarthy says the neighborhood’s schools are a draw for buyers. From kindergarten through eighth grade, neighborhood kids can attend Butte Vista School. Niche awards it a B-plus. From there, they can go on to River Valley High School, which also earns a B-plus.
Occasional events in Regency Park
While there are not many neighborhood-specific events, there are occasional events held in Regency Park. Residents can also head to Yuba City-sponsored events held in other neighborhoods like Downtown.
