El Margarita is an established exurb
Named for one of the primary streets of the neighborhood, El Margarita is a suburban community on the edge of Yuba City. Residents will be out of the way of the city center’s shopping and dining. “It feels rural, but it’s not,” says Angela Sandhu, a Yuba City resident and Realtor with Aztec Real Estate. “You get space, but you’re still close to the city.” The area is attractive to families who want to escape the city and be close to Yuba City’s newest high school. The highway, which runs across the neighborhood's northern edge, allows residents to maintain proximity and access to the city.
A neighborhood of ranch-style homes
The mature trees of El Margarita stretch taller than the orchard trees surrounding the neighborhood. “El Margarita has bigger lots and mature trees, so it feels more established,” says Jayedene Chesini, a Yuba City local and sales associate at Berkshire Hathaway HomeServices California. “The homes are generally a little older.” Most homes in El Margarita are ranch-style houses, selling between $400,000 and $800,000 depending on the size of the home and the yard. “Our prices compared to Sacramento are very reasonable,” says Sandhu. “A lot of people buy here then commute to work.”

Kids attend Yuba City schools
From kindergarten through eighth grade, kids attend Andros Karperos School, which earned a B-minus from Niche. From there, they can attend River Valley High, Yuba City's newest high school. At River Valley High, graded B-plus, students learn on a block schedule. Coursework prepares the students for college through AP courses and for a career through technical education.

Colusa Highway runs through El Margarita
Residents will need a car to get around or to access the city. “Highway 20 is right there, so you’re always close to town. You’re close to schools and only a short drive from Yuba City in general,” says Sandhu. CA-20, also known as the Colusa Highway, runs across the neighborhood's northern edge. This highway connects the neighborhood with central Yuba City, less than 5 miles away. Some residents work farther away, like in Sacramento or Roseville, both a little over 40 miles south.

“It’s a convenient area,” says Chesini. “You’re a short drive from everything.” Many grocery chains cluster around Colusa Highway, such as Grocery Outlet, New Earth Market, Bel Air, and Walmart. Residents can eat dinner close to home at the Refuge Restaurant and Lounge, Sushi Ichiban and other local favorites. Fast food chains from Mcdonald’s to Del Taco provide more convenient options.

Residents visit Sam Brannan Public Park
There are no parks in the neighborhood, so locals have to travel outside the neighborhood to spend time at a park. Sam Brannan Public Park is only a couple of miles from El Margarita. Kids can enjoy the playground’s swings and slides, and older residents enjoy the walking path and game courts. More adventurous visitors practice tricks at the attached Yuba City Skate Park.

Annual Christmas light displays
“They do a Christmas decoration as a neighborhood,” says Sandhu. “It’s something they’re known for.” Early every winter, residents adorn their homes with strings of lights and colorful Christmas displays. Each year, Yuba City locals look forward to seeing the displays created by El Margarita residents.
