A neighborhood outside the city
Outside of Yuba City sits Lincoln East. “There’s still a rural agricultural feel,” says Angela Sandhu, a Yuba City resident and Realtor with Aztec Real Estate. “It’s still surrounded by orchards, and you can see the Sutter Buttes. People like feeling like they're out of the city without actually being far.” Residents are within a 15-minute drive of Yuba City shopping and dining but are free from traffic or a busy retail district. It’s a neighborhood for those who want to feel more remote without having to live a rural lifestyle.
Old homes with lots of space
This exurb neighborhood has a strong country feel, with homes generously spaced apart. Trees outnumber residents, providing plenty of shade. Long driveways lead up to ranch-style houses. Many homes have roughly an acre of property. “The homes aren’t super old, but they’re not super new either,” says Sandhu. Homes out in Lincoln East start at $525,000 and can go up to $1.2 million. While homes all have a similar look, as most are ranch-styles or Traditional Minimal, the price tends to fluctuate based mostly on size.

Kids attend Yuba City's newest high school
From kindergarten through eighth grade, kids attend Andros Karperos School, which earned a B-minus from Niche. They can go on to attend River Valley High School, graded B-plus. This is Yuba City's newest high school and offers a new approach to education. Instead of traditional scheduling, students are on a block schedule and can enroll in college-preparatory AP curriculum or career-readiness technical education in addition to standard coursework.

Golden State Highway access
As residents are farther out from the city’s center, they will need a car to get around the neighborhood and the city. The Golden State Highway runs a little over a mile outside the neighborhood, providing an expedited route to central Yuba City, just under five miles north. This highway also leads down to Sacramento and Roseville, 40 miles south, for those who commute outside the city for work.
Nearby WinCo Foods and Yuba City restaurants
“It’s not as convenient,” says Jayedene Chesini, a Yuba City local and sales associate at Berkshire Hathaway HomeServices California. “It’s a bit of a drive to shopping and dining.” The nearest grocery store is WinCo Foods, which is three miles north. Residents will have to head into the city center to find more shopping or to go out to eat at one of Yuba City’s local and chain restaurants.
WinCo Foods is a more budget friendly grocery store option near Lincoln East.
Sushi Ichiban, near Lincoln East, has the best Spicy Tuna Rolls around.

No parks in Lincoln East
There are no parks in the neighborhood. Residents will have to head deeper into the city to spend time at a playground or use a public game court. With more than a dozen parks scattered throughout the city, locals will have many options. Happy Park, complete with a playground and picnic tables, is the nearest park to Lincoln East.
