The Cooper, one of Yuba City's oldest enclaves, sits right in the center of town. The Cooper is a snapshot of the city's early development — it still resembles an early 20th-century community, with small neat yards and organized city blocks. But Yuba City has grown up around the neighborhood. Residents are now within walking distance of popular restaurants and sought-after amenities like parks and pools, and the city has plans to further beautify the downtown area and bring in more local businesses. The Cooper continues to attract buyers with its preserved homes, local businesses and relative affordability compared to other Yuba City communities.
Older homes in an older neighborhood
Even without the older homes, the neighborhood has a feel like something out of the last century: mature trees canopy modest yards, and a grid of blocks and a sidewalk system makes it easy to navigate. "Those are going to be older homes in that area,” says Nicole Holland, Yuba City local and a Realtor at Showcase Real Estate. “That’s where a lot of the original building for the city took place. The houses are all older, but they’re not historic, so people can update them.” The homes here were built from the 1910s through the 1920s and are fashioned in popular styles from those eras, like Craftsman bungalows and cottages. Homes in The Cooper start just under $300,000 and go up to $570,000. “They’re all older homes, but well maintained, so you can get them at a good price,” says Judy Smith, a Coldwell Banker Associated Brokers Realtor and Yuba City local. The Cooper’s median price of $370,000 is lower than the $425,000 median average of Yuba City, making the area attractive to locals.

Surrounding streets have many local restaurants and businesses
“That area has had a resurgence in popularity,” says Smith. “There are a lot of great restaurants, and new businesses are coming up in The Cooper. It’s in the middle of everything.” Restaurants cluster along Plumas Street and a little way out of the neighborhood along CA-20, also known as Colusa Avenue. “It’s centrally located, and it’s within walking distance to shops and restaurants, which appeals to a lot of people,” says Holland. Residents can walk to bars and restaurants like The Happy Viking, Sutter Buttes Brewing and Plumas Street Pub & Grill. Essentials are close by too. Residents can shop at the nearby La Superior Mercados or Foodmaxx, both about a mile to the west.

Kids attend Yuba City schools
Yuba City Unified School District serves The Cooper. Neighborhood kids can start school at Bridge Street Elementary School, graded C by Niche. They can go on to Gray Avenue Middle School, graded C-plus. From there, they will attend Yuba City’s newest high school, River Valley High, which has earned a B-plus from Niche. At River Valley High, students are on a block schedule as opposed to the traditional six-period scheduling other Yuba City high schools offer. Students can choose from traditional coursework as well as technical education to gain career experience while still in high school.

Nearby parks and aquatic center
The neighborhood has no parks, but the nearest parks are only a few blocks away. Lloyd Park Playground is less than a mile from The Cooper. Kids enjoy the swings and slides at the playground. Some prefer Sam Brannan Public Park, a larger park with a bigger playground and open field. The Gauche Aquatic Park is also a mile from The Cooper, a sought-after city amenity with larger pools and water slides.

Getting around The Cooper
The neighborhood is only a few blocks from CA-20, one of Yuba City’s main thoroughfares. This state highway runs through Yuba City and connects to surrounding communities like Marysville, three miles east. The city bus also circulates in the neighborhood, connecting The Cooper residents with other parts of the city and the surrounding county. The nearest commercial airport is in Sacramento, 40 miles south.
