“This area was built between the 1960s and 1980s,” says Sam Azar, a local Realtor with Realty Executives Yuma and over 20 years of experience. El Pueblocito’s ranch-style homes are set on lots that range from 9,000 to 11,000 square feet—larger than the average Yuma lot of 6,000 square feet—with either grass lawns or gravel-packed yards. It's common to see basketball hoops perched on concrete driveways, or kids out riding their bikes. Most of these homes have three to five bedrooms and attached carports, and many feature red brick exteriors with hipped or side-gabled roofs. “Typically, your home is going to have a unique layout, so you may run into a completely remodeled home or your next DIY project,” Arvizu says. Modern renovations might include private pools, covered patios and open kitchens with granite countertops. Depending on lot size and renovations, prices range from $200,000 to $350,000. According to Azar, the area is popular with investors looking to purchase and renovate homes in the low $200,000s.

The annual Yuma County Fair is held for six days each April at the Yuma County Fairgrounds, about 5 miles southeast; a local tradition for over 70 years, it draws up to 15,000 attendees a day.
