Ocotillo Park is the neighborhood go-to for sports or a morning stroll, and kids riding their bikes down sidewalk-lined streets are a common sight. Residents are within 4 miles of fast-food restaurants, local businesses and Walmart along East 32nd Street. The overall CAP Index crime ccore is 2 out of 10, compared to the national average of 4, and area houses of worship include Prince of Peace Evangelical Lutheran Church. “It’s a quiet place, perfect for families,” Arvizu says.

Homes in Ocotillo are mostly 21st-century ranch-style houses that sit along sidewalk-lined streets dotted with low-water plantings; most homes have Spanish Revival stylings, like terracotta-tiled roofs and tan stucco exteriors. Three- to four-bedroom homes on lots between 7,000 and 10,000 square feet are typical, and many feature concrete driveways leading to attached garages; most lots have rock gardens, though there are a few grass lawns. “You’re going to definitely see more of a classic desert landscape—easy care, but sometimes people do have grass,” Arvizu says. Prices range from $275,000 to $475,000, depending on lot size and added features like pools, fire pits and covered patios.

Local kids may start at Dorothy Hall Elementary, rated B by Niche, before moving on to Gila Vista Junior High, rated C-minus. Getting around from Ocotillo
There's no public transportation here, so most locals drive to get around. Interstate 8 is reachable about 3 miles north and leads 10 miles northwest to downtown Yuma. “From Ocotillo, you’re looking at about 15 to 20 minutes max to get to downtown," says Sam Azar, a local Realtor with Realty Executives Yuma who has over 20 years' experience. MCAS Yuma is 4 miles west via East County 12th Street. Heading northwest along West 32nd Street, it's 6 miles to Yuma International Airport and 9 miles to Yuma Regional Medical Center.
Morning joggers and dog walkers at Ocotillo Park
The centrally located Ocotillo Park is the neighborhood go-to for sports and vitamin D at the park’s grassy field, basketball court and playground. “You’ll see morning joggers. There are a lot of families in Ocotillo, so people play soccer and football, and there are slides and stuff for the kids,” Azar says. Ten miles northwest, Gateway Park is a popular downtown spot for its sandy beach and picnic ramadas—a common term in Arizona for an arbor or shade structure—along the Colorado River; fishing enthusiasts cast their lines here for largemouth bass and channel catfish.

Shopping and dining along East 32nd Street
The Cielo Verde retail plaza is about 4 miles northeast, with a Walmart for groceries and several local businesses, including Paws & Tails Pet Supply Store and Debbie’s Freedom Tobacco & Cigars. Also here, Touch of Thai is a local favorite for its authentic Thai dishes, and fast-food chains include Del Taco and Wendy’s. Arvizu recommends Carnitas El Taste, 2 miles south along East 32nd Street, for its authentic Mexican cuisine and happy hour specials, served in a casual, social setting with colorful furnishings and artwork.

Supporting the military community at the MCAS Air Show
Each year in March, locals come out to support the military community at the annual MCAS Yuma Airshow at MCAS Yuma, 4 miles west. At the show, locals get up close with modern and vintage military aircraft, like helicopters and fighter jets, and enjoy thrilling performances of aerobatics from experienced pilots. The annual Yuma County Fair, held each April at the Yuma County Fairgrounds 5 miles northwest, has been a tradition for over 70 years; festivities include carnival rides, food and drinks from local vendors, and a demolition derby, where adventurous drivers collide and compete for a cash prize.
Extreme heat and risk of wildfires
Ocotillo is at risk for wildfires. The Refuge Fire in Yuma County broke out in May 2024 near Martinez Lake, about 32 miles north, and burned 1,226 acres with no personal injuries reported. Yuma Fire Department Station No. 5 is 3 miles north and responds to local emergencies. In the summer, temperatures regularly reach between 90 and 100 degrees Fahrenheit.
