Rancho Mesa Verde is a small neighborhood just east of Somerton and south of Yuma. Aside from the Cocopah Casino just to the north, there is not much in or near Rancho Mesa Verde. It is a quiet collection of southwestern houses and tall trees beneath the Arizona sun. “It’s a part of Yuma County that’s closer to Somerton than Yuma, culturally speaking,” says Anthony DeLuca, real estate agent with FSR Realty. “People choose it for easy access to Somerton and San Luis, which is a border town. But it’s still close enough to Yuma to commute north, as well. It’s mostly residential, and it’s pretty affordable, so it appeals to local agricultural workers.”
Southwest-style homes with limited shade and fenced yards
The sunbaked residential streets of Rancho Mesa Verde are lined with small fenced-in lots with tall drought-resistant trees providing scant shade in the summer. Mobile and manufactured homes often sit side-by-side with more traditional stucco-sided ranch-style homes. “There’s a mix of property types in there. You’ll find trailers and stick-built homes, usually in typical Southwest style,” DeLuca says. Homes in Rancho Mesa Verde do not often come on the market. Within the past year, two manufactured homes have sold. In December of 2024, a two-bedroom one-bath home sold for $120,000. In March of 2025, a two-bedroom two-bath house went for $135,000.
Students attend school in both Somerton and Yuma
Children in Rancho Mesa Verde are zoned to attend elementary and middle school in the Somerton Elementary School District, which receives an overall C-plus from Niche and offers limited school choice for students in grades 4 through 6. Orange Grove Elementary and Somerton Middle Schools are both rated C-plus. The Yuma Union High School District, where students attend high school, also offers open enrollment. Addresses within the neighborhood are zoned for Kofa High, which earns a C-plus and where students can choose from 19 career and technical education pathways in automotive, biomedical and engineering fields.
Shaded park, indoor gym and Cocopah Casino provide space to unwind
The closest outdoor green space to Rancho Mesa Verde is Jose Munos Park in Somerton, which has a shaded picnic shelter, a small playground, a splash pad and a set of volleyball courts. Locals can also head to 24/7 Get Fit in Somerton when the desert heat prevents outdoor exercise. The nearby Cocopah Casino and Resort is another source of recreation, offering a pool, a golf course and a tribal history museum in addition to table games and slots.
Residents shop and eat in Somerton and Yuma
The Del Sol Market in Somerton is the closest grocery store, although residents can also head straight up Avenue B to Albertsons and the Walmart Supercenter in Yuma. “Somerton is going to be where pretty much everyone does their shopping,” says DeLuca. There are no restaurants directly within the neighborhood. Nearby favorites include restaurants like La Cocina by Main Street Café on the outskirts of Somerton and Eddie’s Grill in south Yuma.
U.S. Route 95 and local bus stop provide commuting options
The closest highway to Rancho Mesa Verde is U.S. Route 95, which heads west to Somerton and north to Yuma. Residents can choose to drive this route or to take the No. 95 bus from the stop at County 16th Street and Paso Descanso Avenue. Onvida Health in Yuma is the closest area medical center, and the Yuma International Airport is the nearest hub for international travel.
