Townsend is a diverse Yuma neighborhood a few minutes from the city’s historic downtown. The diversity is apparent through the mom-and-pop Hispanic eateries lining West Eighth Street and institutions like the Spanish Mission landmark housing the Our Lady of Guadalupe Mission Church. Additionally, many here live a stone’s throw away from amenities like the Yuma Main Canal bike path and the multi-purpose Carver Park, which often sees excited visitors spending warm afternoons at its tropical- and marine-themed splash pad. “It’s a small, quiet community,” says Louis Martinez, manager of five mobile home parks, including the Townsend-based Magnolia Mobile Home Park. “It’s easy living and easy people to live with. Not too much drama going on. I’m happy right where I’m at. I’m like a little clam. I’m just happy in my little clam.”
Spanish, Pueblo homes and condos with privacy
Fencing and gates give homeowners added privacy, while some put up solar panels on their roofs to get utility benefits out of the city’s exceptionally high number of sunny days. Though Yuma’s sunshine is one of its appeals. “I lived in Eugene, Oregon. It’s a gorgeous place to live, but you got to love rain,” Martinez says. “I got tired of it after three years. I was born here, where you get three inches a year.”
Townsend has the Spanish and Pueblo Revival styles common across Arizona, as well as a few ranch-style and Craftsman builds. Single-family homes mainly go from $190,000 to $250,000. There are also some condos, which can run from $150,000 to $200,000, depending on condition.

Numerous Hispanic cuisine options along West Eighth
The diverse options along West Eighth include the casual Los Manjares Restaurant, where the indoor decor includes stylish sombreros and prominent Southwest-themed paintings. More options, along with a Food City grocery store, exist farther east and include The Best Taquito — or El Buen Taquito — and Juanita’s Tacos y Mariscos. Highly recommended shrimp tacos,” Martinez says about Juanita’s. “Those are my frequent places where I hang out.”

Within a stone’s throw of multi-use Carver Park
In addition to being a city meetup point, the 18-acre Carver Park offers multiple sports amenities. Its track draws joggers and walkers, while courts host pick-up basketball and racket sports games. A pair of baseball fields and the outdoor pool complex — including the splash pad — make up the other notable amenities. Avid bikers are also close to a bike path along the canal. A few blocks north, Latino Americano and Joe Henry Memorial parks offer nearby spots to relax and put on picnics and cookouts.

Townsend is home to George Washington Carver Elementary School, but students may also attend Pecan Grove Elementary School, depending on where they live. Carver and Pecan Grove, respectively, get C and C-minus grades from Niche. With the National Wildlife Federation, Carver offers programs emphasizing the outdoors and conservation. Activities can involve tree planting and building gardens. The neighborhood is also zoned for Fourth Avenue Junior High School and Yuma High School, which respectively get C-minus and C grades from Niche. The neighborhood isn’t far from downtown Yuma’s major events. They include the annual Tacos and Tunes in October, where many enjoy the event’s signature fare as bands keep the crowd entertained. The event even features a michelada contest. There’s also the Downtown Christmas celebration in early December. The event involves photos with Santa and culminates in the lighting up of the Christmas tree.
West Third connection to downtown
The Yuma County Area Transit has several bus stops in the neighborhood for residents needing alternative transportation. The West Third Street thoroughfare goes to Yuma’s historic downtown less than 2 miles east, while nearby Interstate 8 takes travelers to California. The Yuma International Airport is about 6 miles south. Although the airport does handle commercial flights, they only consist of American Airlines trips between Yuma, Phoenix and the Dallas-Forth Worth area. Located about 4 miles south, the Onvida Health Yuma Medical Center is the nearest hospital.
