Zephyrhills North has options for full-time and seasonal residents

Like other parts of Central Florida, Zephyrhills has residential subdivisions old and new, with site-built homes, mobile home parks and manufactured home communities. Zephyrhills North has all those, plus some condominium options. "Be open-minded because the area is developing. It's underrated depending on where you work and your lifestyle," says Bratisha Governor, a Realtor with Dalton Wade and team lead of the Governor Group. Zephyrhills has a lot of 55-and-up communities and retirees who may live here seasonally. Among full-time residents are those who commute to Tampa, about 30 miles to the southwest. Local companies include Zephyrhills Water, which has its headquarters here."Zephyr," meaning a soft breeze, comes from Zephyrus, the Greek god of the west wind. Despite the name, this part of Pasco County is not particularly hilly.

Site-built, manufactured and mobile homes, plus condos

Site-built homes, including 20th-century ranch-style and newer contemporaries, are among the homes in Zephyrhills North. They range from about $200,000 to $350,000. "You can find older homes that are in non-HOA neighborhoods, whereas the majority of new developments are in HOAs," Governor says. Mobile and manufactured homes share a large portion of the market. Prices are approximately $30,000 to $285,000, though land may be leased and not included in the sale. Some condominiums, which are not particularly common in Zephyrhills, are available here. They range from about $110,000 to $170,000.

State-mandated building codes and sturdy construction

Though some homes in Zephyrhills have suffered damages from hurricanes and resulting flooding as recently as 2024, tropical storms and hurricanes are generally more of a concern closer to the coast. The state has mandated some overall quality standards, with homes built in 2002 and after requiring hurricane-damage mitigation features, like impact-resistant glass or shutters. Governor says that though they may not fulfill all current building codes, older homes might be preferred due to their sturdy construction materials: sometimes blocks or bricks.

Shopping and dining at Oak View Plaza and on Gall Boulevard

Some stores and eateries closest to Zephyrhills North homes are on County Road 54. Oak View Plaza includes a barbershop, a dance school and the Sandwich Spot, which specializes in pressed Cubans. Nearby, there's a Winn-Dixie.

A couple of miles west, CR-54 intersects with Gall Boulevard, a commercial corridor and a portion of U.S. Route 301. Zephyrhills Cinema 10 and bowling alley Pin Chasers are here for family outings or date nights. A bit farther north on Gall Boulevard are a Walmart Supercenter, Zephyr Commons shopping center and various big-brand stores.

For independently owned shops and restaurants, downtown has a main street with vintage buildings a few miles southwest of Zephyrhills North. Downtown's Clock Plaza is the site of the Founder's Day Festival & Parade in March. Governor says people also go shopping in Dade City, which has a lot of mom-and-pop stores and is about 10 miles north.

Recreational sites are a few miles from Zephyrhills North

Zephyrhills North is a bit spread out. There aren't sidewalks or parks to walk to, and some roads are semi-rural in nature: narrow and with many trees. It's a few miles south to Zephyrhills Skate Park and the Zephyrhills Golf Course, which is open to the public with tee times and several membership levels. Skydive City, a recreation and training facility, is also in this area, as are the Zephyrhills Museum of Military History and the Zephyrhills Train Depot Museum. The Zephyrhills Municipal Airport doesn't provide commercial passenger service but hosts some community events. The Latin Music Festival is held in March, and the Pigz in Z'Hills BBQ & Blues Festival is in April.

Pasco County School District includes a STEM-focused elementary

Kids may attend Woodland Elementary School, which receives a C-plus grade from Niche and offers hands-on learning via the STEMnasium program. Raymond B. Stewart Middle School has a C, and Zephyrhills High School has a B-minus. The Florida Department of Education has given both Stewart Middle and Zephyrhills High a Golden School Award for outstanding volunteer work. School choice options within the Pasco County School District include magnets and schools with dedicated pathways, with enrollment by application.

Bus service in the area and a hospital about 2 miles away

Most people living in Zephyrhills North drive, though some buses are also available. GoPasco Route No. 54 stops on 20th Street and includes service to the Zephyrhills Transfer Station and the Tampa Premium Outlets. AdventHealth Zephyrhills hospital is about 2 miles away.
