An upscale bayfront and oceanside lifestyle in Long Beach
The high-end coastal lifestyle has remained the same on Peninsula since its neighborhood association was founded in 1960. The neighborhood group has preserved the community's quality of life throughout the growth of Long Beach and Southern California in general. When buying in Peninsula, the main decision is whether to live on Alamitos Bay or the Pacific Ocean. The bayside beach is smaller but calmer with views of docked boats, while the oceanside beach gives residents access to acres of sand and surf right outside their front doors. Either way, the neighborhood offers water views and luxury in spades. Peninsula has a history of celebrity vacationers starting back when summer cottages were built in the early 20th century for well-off Angelenos. In the 1920s, writer Upton Sinclair wrote his Pulitzer Prize-winning novel “The Jungle” in one of these houses, and received visits from Albert Einstein and Charlie Chaplin.

Peninsula Beach, Peninsula Bay Beach and more waterfront recreation
On the southern length of the neighborhood, the oceanfront Peninsula Beach has smaller waves due to the breakwater, making it a popular spot for windsurfing and kitesurfing. Peninsula Bay Beach has gentle waters, where locals paddleboard, swim and kayak in a more private setting; parking here is limited, so the park often feels quieter. Walking paths surround both sides of the neighborhood. Bayside Walk runs along the northern side and connects to the southern Seaside Walk boardwalk, which was constructed in the 1920s and is considered a historical gem. These pathways form a mile-long loop around the whole community. Alamitos Park, on the east end of the neighborhood, has picnic tables under towering palm trees, where people can eat while watching sailboats pass by. The park features a jetty, ideal for fishing, spotting dolphins and watching the sunset.

Midcentury modern, Craftsman and Mediterranean homes in Peninsula
Peninsula is an insular neighborhood of longtime residents, from families to former city mayors, boaters to retirees, who form a population of approximately 1,300. “It feels a bit like its own community on the peninsula. Everybody has dogs and everybody knows everybody else — and their dogs,” says Kelsea Mazzocco, Realtor with First Team Real Estate and Long Beach native. The neighborhood is primarily residential, with 20 blocks of single-family homes along the main thoroughfare East Ocean Boulevard. The yards are small, with room for either a front porch or a garden bed, rarely both. Much of the landscaping includes palm trees, birds or paradise and more tropical plants. The market offers quite an assortment of architecture, including midcentury modern houses with floor-to-ceiling windows. These range from $1.8 million to $4.5 million, the higher end covering homes designed by famous architects. Craftsman homes and Mediterranean homes range between $1.5 million to $2.5 million. The prices seem worth it to many: “It's the best value in Long Beach and in any coastal community because the beach is on one side and the bay is on the other,” says Realtor Mohsen Shahbani, who works with Coldwell Banker and has over three decades of experience in the area.

Community organizations, including the Peninsula Neighborhood Association
The Peninsula Neighborhood Association organizes an annual summer concert series at Alamitos Park and a Santa Night in December, where children can meet Mr. Claus. Afterward, many take a stroll on the Bayside Walk to see the floating Christmas Trees on Alamitos Bay, a decades-old Long Beach holiday tradition. Founded in 1926, the Alamitos Bay Yacht Club remains a popular place for residents today. The club, located on the eastern end of Peninsula, hosts youth sailing lessons, championship regattas and an onsite restaurant. The United States Sailing Center of Long Beach, located on the western side of the community, is a nonprofit school dedicated to bringing sailing to the public, with youth and adult workshops.

Olive by the Bay and nearby shopping on Second Street
There’s only one restaurant in Peninsula, Olive by the Bay, which just opened in 2024. It serves breakfast and lunch in a modern, beach-themed atmosphere, with a dog-friendly patio. The menu includes coffee drinks as well as cocktails, but patrons should stop by early since the restaurant closes at 5 p.m. In the adjacent neighborhood Belmont Shore, residents can find a Vons supermarket and a shopping district with diverse restaurants on Second Street.
Billings Paint & Hardware is a longtime staple on 2nd Street.
Nick the Greek is another excellent casual dining option down on 2nd St.

Long Beach public schools and more education
The closest public school to Peninsula is Naples Elementary School, which is just a mile away. It has an A rating on Niche. Will Rogers Middle School and Wilson High School also have As. The high school has multiple pathways, including the School of the Arts, the School of Technology and the School of Medicine and Biotechnology. The closest higher education options are California State University Long Beach and Long Beach City College.
