Perched on the foothills of the Santa Monica Mountains, Bel Air is one of the most iconic neighborhoods in Los Angeles. The area is known for its luxury estates, stunning views and proximity to both hiking and the beach. For many residents, the neighborhood serves as a secluded retreat from the bustle of Greater LA.
Bel Air is probably best known for its ultraluxurious mansions and estates, and that certainly represents a sizable chunk of the local inventory. “It definitely has a very secluded, private feel,” says luxury agent Antonio Bruno of Sotheby’s International, who has worked in the area for almost 10 years. “A lot of people buying here want modern compounds or historic estates. They’re looking for privacy more than a sense of community.” Housing styles are eclectic, particularly among the more recently built mega mansions, but Spanish Colonial and New Traditional architecture are both common. Yards tend to be large, and both homes and grounds in Bel Air are often designed to maximize the views offered by the area’s hilly terrain. The majority of properties here sell for between $2 million and $9 million, though larger estates in the neighborhood can reach $30 million. There are also a few townhouses and condos in the area, which typically sell from the mid-$900,000s to $1.6 million.
Getty View Park and the Getty View Trail overlook are in the neighborhood and offer some of the best views in all of Westside LA. Ranked by Golf Digest as one of the top courses in the nation, Bel-Air Country Club offers a premier 18-hole course featuring a suspension bridge and an elevator to transport players through the steep terrain. It is, however, one of the most exclusive clubs in the country, so getting a membership can be tricky. Westridge-Canyonback Wilderness Park borders the neighborhood and features an extensive network of trails popular with hikers, mountain bikers and equestrians.
Kids in the neighborhood go to schools in the Los Angeles Unified School District, and the area is zoned for top-rated Roscomare Road Elementary School and Warner Avenue Elementary School. Many residents opt to send their children to area private schools, including Harvard-Westlake School and Marymount High School, which is an all-girls Catholic high school. UCLA's main campus borders the neighborhood and hosts events all year.
There's no real shopping in the neighborhood, but that's not a bad thing. “A big part of Bel Air’s appeal is the lack of shopping and dining,” says Bruno. “It’s a quiet place.” Rodeo Drive and Westwood are both roughly 4 miles from the neighborhood, offering an array of high-end retail. There’s no regular public transit in the neighborhood, so nearly all Bel Air residents commute by car. It’s a roughly 7-mile drive to Beverly Hills and about 10 miles to Santa Monica. Los Angeles International Airport is just 12 miles away, but traffic can be heavy in that part of the city.
