A semi-industrial neighborhood forging ahead
In the southwestern end of Louisville, moments from the Ohio River, St. Denis sits just outside the loop of the Shawnee Expressway. "St. Denis is a majority residential neighborhood with a dash of industrial," says Ty'Shawn Brooks, Realtor with United Real Estate. Mixing together rental units, apartment complexes, and subdivisions of single-family homes with some retail and industrial, it’s home to strong community programs aiming to help the next generation of St. Denis to thrive. While the neighboring industry provides jobs for residents of the neighborhood, it also comes with concerns about noise and air quality, all of which factors into home pricing and desirability.

Convenience to the Derby City
St. Denis is easy to get around a number of different ways. It’s moderately bikeable and walkable, thanks to quiet side streets and sidewalks that weave through the neighborhood. Transit Authority of River City – TARC – has three routes that run through the community, with numerous stops along the main roadways. Cane Run Road provides multi-lane travel that cuts through the heart of the neighborhood, and links up with Interstate 264 for high-speed travel across town. This helps provide fast access to University of Louisville Health – Mary & Elizabeth Hospital for 24-hour emergency care, keeping the 5-mile trip to 15 minutes or less most of the time. The Louisville Muhammad Ali International Airport, 8 miles or so away, is also usually less than a 15-minute drive and is accessible by TARC bus.
The TARC public transit system makes all of Louisville accessible for its residents.

America’s Best Restaurants pays a visit
Local eateries bring the flavors of the community alive, like Daddy Vic’s Soul Food, opened in 2020. Clarence Jordan and his wife Monique own the restaurant, named after her father. “We just made ‘America’s Best Restaurants,’” Jordan points out, “We’re the only restaurant in Louisville to be on the show.” Their Southern cooking includes oxtail, turkey wings, fried chicken and catfish, along with sides like mac and cheese and green beans. The Kabuki Food Truck serves Japanese cuisine from a walk-up food trailer under the cover of an old gas station canopy, including their popular chicken and steak hibachi platter. For simple, tasty pizza locals swing by and visit Granny Annie at Annie’s Pizza, where their massive 28-inch pies are enough to feed a family. Tradewinds West Shopping Center is home to a mix of small retail and services, but for groceries, residents have to make the trek to Kroger or ALDI on Dixie Highway.

Programs for the youth of the community
The biggest events in the community are programs focusing on the youth, run by the Highland Park Community Development Corporation. CDC Director Sandra Miller notes they have four core programs – All About Boys, Lady Eunoia, Students with Awesome Grades (SWAG), and Highland Park Educational Leadership Program – aimed at different stages of development. “SWAG is for middle and high schoolers, helping them to identify careers,” says Miller. “We help to make sure they are ready for filling out applications, interviewing for a job or for college.” This includes field trips to colleges, to see careers in motion and more. Open to the entire community, it helps to offer building blocks for the next generation of St. Denis residents.
A mix of apartments and subdivisions new and old
Residents live in houses ranging from ranch-style homes built in the 1960s to modern traditional ones built in the 2000s. Off-street parking is common, with many of the mid-20th century houses featuring driveways, carports and detached garages while newer homes have attached garages. More modern subdivisions have sidewalks and a suburban feel, with newly planted trees. Older subdivisions are more rural in their vibe, with larger shade trees poking above the roofs – shoulder-height fencing is common in backyards across the community, keeping pets and children in while offering a modicum of privacy. Older ranch-style homes sell for between $125,000 and $225,000, while more modern offerings regularly go for between $190,000 and $325,000.

Multiple school options for St. Denis
Students living in St. Denis generally follow one of two paths through the Jefferson County Public Schools. Most will start off at Wellington Elementary School, rated a C-minus by Niche, before attending Farnsley Middle and finishing up at Pleasure Ridge Park, which earn a C and a C-plus respectively. Another path starts out at Crums Elementary before advancing to Stuart Academy, both graded a C-minus, before closing out their school years at Doss High School, which earns a C-Plus. Doss is a Business and Information Technology magnet school and has a student-run Credit Union branch that trains students for a future career in banking and business.
Parks for sports, parks for play
While Cane Run Park is home to ballfields and a multi-purpose field, along with a walking track, it doesn’t offer too much in the way of play space for young ones. Instead, residents will head towards the river and Riverside Gardens Park, which offers views of the Ohio. The playground features a ship-themed playhouse for high-seas adventures along with a rock-climbing wall. On the other side of the community, Leeds Park includes a playground equipped with swings, a walking path that encircles the park and plenty of green space for play.
Noxious neighbors
To the northwest of the neighborhood, a large industrial complex brings jobs to the area – but also brings along higher-than-average pollutants and poor air quality. Residents concerns about the air quality and pollution levels of the area was backed up by studies conducted by the City of Louisville in the early 2000s. A combination of local regulations and efforts from community organizations have led to an 80% reduction in toxic air contaminants in the area, however the impact on the local environment and the health of area residents continues to be a concern, and may be a factor for homebuyers.
