Close-knit community with a close eye on the future
Eken Park is just 10 minutes northeast of downtown Madison, Wisconsin, overlooking the shell of Oscar Mayer’s former location from across Packers Avenue. The industrial park shuttered its doors in 2017, and a low-cost housing development has been proposed for the site, a multimillion-dollar project that Realtor Evans Fomunyoh says is the subject of much discussion amongst Eken Park residents these days. “It’s exciting that something is going to take Oscar Mayer’s place there, but folks are mostly concerned with how Packers Avenue will be opened up to the neighborhood and the new housing,” says the Lane Estate Realtor, a Madison local who has worked with clients in this area since 2007. But he’s confident that whatever happens will come with the blessing of Eken Park locals. Fomunyoh: “The neighborhood association is very involved. They have monthly meetings, and it’s a hot topic in those. The sense of community is very strong here, and you can feel it when you visit.” Indeed, the quiet residential streets here are lined with well-maintained Traditional-style homes, and locals gather often in the community’s neatly kept parks.

Classic midcentury homes
There’s a variety of housing options here, from single-family Cape Cods and bungalows to boxy duplexes and multifamily apartment complexes. Most were built between the mid-1940s and early 1980s. Prices run from $280,000 for two-bedroom, one-bathroom bungalows to nearly $400,000 for both sides of four-bedroom, two-bathroom Traditional-style duplexes. “We’re experiencing low inventory across the city right now, but it’s especially true here,” says Fomunyoh, adding that the neighborhood started 2024 with only one active listing, whereas it started 2023 with three.

Madison school days
Kids in Eken Park attend schools in the Madison Metropolitan School District. Many go to Emerson Elementary, Sherman Middle and East High School between preschool and 12th grade. In 2023, Emerson got an A-minus from Niche. That same year, Sherman got a C-plus and East High got a B-plus. Teens at East High are sorted into one of four Small Learning Community Neighborhoods, designed to provide structure to the high school experience and give students the opportunity to build more solid student-to-student and student-to-teacher relationships. The four neighborhoods, Olbrich, Tenney, Warner, and Yahara, each have their own Assistant Principal, Counselor and Dean of Students.

Plethora parks nearby
With three neighborhood parks all within a quarter mile of most homes, locals are spoiled for choice when it comes to outdoor recreation options. The park that shares the neighborhood’s name sprawls between Dahle and Coolidge Streets, offering everything from a playground to a sunny, grassy field with a baseball backstop. At Washington Manor Park, just four blocks east, there’s a playground, too, along with access to the Starkweather Creek Path. The multiuse trail extends north across a sky bridge over Aberg Avenue and south through McCormick Park, where there’s a community garden and a fully fenced, shady dog park.

Convenient everyday essentials
Residents can head to the Madison East Shopping Center, less than five minutes south across East Washington Avenue, for quick everyday errands. There’s a Walgreens and Dollar Tree, along with a comic book store, vet clinic and even a McDonald’s. On the west side of the shopping cluster, there’s also the Hawthorne branch of the Madison Public Library. For groceries, locals don’t need to venture much farther. Pick ‘n Save is just five minutes north across Aberg Avenue. Locals can stay close to home for good food, too. Ogden’s North Street Diner serves classic brunch favorites at the corner of Commercial Avenue and North Street. On the opposite corner, Tip Top Tavern is a popular spot to grab a burger and a beer.

Annual Eken Park Festival
Every summer, the community gathers on the 700 block of Mayer Avenue, outside The North Street Cabaret, for the Eken Park Festival. The event, organized by the Eken Park Neighborhood Association, has live music, street games, craft stations and even a children’s parade and the Madison Public Library Dream Bus. It’s designed not just to build community pride and bonds between neighbors, but to raise funding for the neighborhood association.
Commuting near and far
Stops along the City of Madison Metro Transit’s bus line are close at hand along North Street and East Washington Avenue, making it easy to jaunt around town even without a car. East Washington Avenue, which is also US Highway 151, is a major thoroughfare running along Eken Park’s southern edge that locals can take southwest to downtown. UW Health University Hospital and other amenities in downtown Madison are just under 6 miles southwest, a drive that only takes about 20 minutes depending on traffic. For residents who need to venture farther afield, the Dane County Regional Airport is just five minutes north of home. Milwaukee is a straight shot down Interstate 95, a 76-mile drive east that takes just an hour and a half from Eken Park.
