A mellow blend of nature and convenience on Madison’s far east side
Sitting across Lake Monona from downtown Madison, residents of Glendale can see the skyline from their corner of the city. Here, the tightly gridded streets grow wider, and the square footage grows larger. The neighborhood, while technically in Madison, is also close to the small east-side suburb of Monona. “Glendale’s a little bit of an in-betweener,” says Ali Kane, a broker associate with Stark Company Realtors. “You have the amenities of Monona, but with it being technically in Madison, prices are a little more affordable.” With a blend of value, convenience and access to nature, Glendale appeals to homeowners looking for suburban living that’s comfortable but not too quiet.
Ranch-style homes with ample yard space
Wide streets are framed by trees whose branches shade large lawns. Houses have generous backyards, some fenced-in and others with patios. Ranch-style homes are the predominant style, though bungalows and some split-levels are also present. Many homes feature attached garages. There are no sidewalks except along major roads like Monona Drive and Pflaum Road, but the streets are wide and quiet. Home prices range from $320,000 to $450,000 for most homes, though a few outliers, typically a bit larger, can sell for up to $550,000.
A wide range of subjects at the recently renovated La Follette High
Students in the neighborhood can attend Henderson Elementary and Sennett Middle School, which score a C-plus on Niche. La Follette High School earns a B rating, and students can choose from a dense course catalog that covers subjects from woods and construction to culinary arts. La Follette also offers over two dozen AP courses and has recently undergone a significant renovation. These schools are all within the Madison Metropolitan School District. However, a few homes in Glendale near Admiral Drive are zoned for the Monona Grove School District, which has an overall A-minus rating from Niche.
Options for walking, biking and driving
Glendale is bounded by major thoroughfares, including U.S. Route 51 and Monona Drive. The neighborhood is about 7 miles from downtown via Madison’s Beltline Highway. “It’s a walkable area, which is nice,” Kane says. “It’s not too far off the bike loop, so you can bike downtown. It’s close to everything. And Highway 51 gets you to the Beltline or towards East Towne Mall for shopping.” The Dane County Regional Airport is 6 miles north. SSM Health St. Mary’s Hospital is the closest medical facility about 7 miles west.
Acres of restored habitat at Edna Taylor Conservation Park
The neighborhood has plenty of green space, with restored oak savanna and wetland biomes to explore in Edna Taylor Conservation Park. Trails wind through a prairie bursting with wildflowers and along a pond where herons and egrets fish. The nearby Aldo Leopold Nature Center offers free guided nature walks monthly. Winnequah Park, about 2 miles west, provides a castle-like play structure called the “Dream Park” and dragon and wizard statues, plus a pond and gazebo. Canoeists and kayakers can access Lake Monona at Winnequah Boat Launch to the neighborhood’s west.
Waypoint Public House serves Wisconsin staples on the Yahara River
Local restaurants cluster along Monona Drive and south along Broadway. Salvatore’s Tomato Pies serves homemade pizza, salad and wings. “If you don’t mind walking a little bit, you can get onto Broadway, where you have Waypoint Public House, Buck & Honey’s and the Tasting Room. Those are really good spots,” says Joe Dlugosz, a Realtor with Stark Company Realtors. The Red Rooster is across U.S. Route 51 from Glendale. “It’s a jazz club with a great Friday fish fry,” Kane says. Big-box stores, chain restaurants and a Metro Market lie near the intersection of Monona Drive and Broadway, and Blain’s Farm & Fleet is on Highway 51.
Summer concerts at Olbrich Gardens and local beach
Glendale residents can easily join in the fun at Monona events that take place in all seasons. “Olbrich Gardens is right there,” Kane says. “They do Concerts in the Garden, and that’s super fun.” Monona hosts a Biergarten at the Beach series at Schluter Beach with live music. It rings in the holiday season with a Light the Ice event, in which a large Wisconsin tree is lit at the Lake Ridge Bank River Rink.
