A hub of activity
From high-rise condos to boundless shopping, Downtown Kendall is a magnet for those who want to be at the heart of activity. This is the jam-packed nucleus of the Miami suburb of Kendall. “To me this is a great community for a single person or a bachelor,” says local Realtor Gustavo Pacheco of eXp Realty. “Somebody that wants to have beautiful buildings around. They have a lot of restaurants. They have entertainment.” Fan out a bit from the core of Downtown Kendall, and one will find more single-family homes in a suburban environment, all still conveniently close to the area’s amenities.
So much to do, in a dense district
The heart of the neighborhood beats around the thoroughfares of Kendall Drive and Dadeland Boulevard. This area is loaded with myriad restaurants and other businesses, condos and the 1.4-million-square-foot Dadeland Mall. Pacheco lived in one of the condos here for a couple of years. “It was awesome,” he says. “Because you could literally go down and have lunch at any of the restaurants there. It’s walking distance.” Delicias de España is among the hotspots, with a daily-changing menu full of Spanish dishes, from Chorizo subs to stufed squid. Nearby Dadeland Mall has a lot of restaurants of its own, Pacheco says, including Chicken Guy!, part of a fast-food chain from Food Network star Guy Fieri. The mall features more than 180 stores, too, from ALDO to ZARA. There’s even a Publix here, across the street from Delicias de España, for when it’s time to grab groceries and other essentials.

Condos galore, plus more
The retail core of Downtown Kendall, near Dadeland Mall, is dotted with assorted condo complexes — many of them built in the aughts. The units within these complexes range anywhere from about 700 square feet to over 1,400 square feet and community amenities like pools and gyms are commonplace. Price tags for these condos start in the $300,000s and can reach the $500,000s.
Those looking for more of a neighborhood feel can find plenty of midcentury ranch-style homes on quieter streets, slightly to the west and southwest. “The houses are beautiful,” Pacheco says. “That’s a really nice area if you want to live with a family.” These houses come with floor plans that stretch an average of 2,619 square feet, and grassy lawns part of lots from one-fifth to four-tenths of an acre. The single-family houses in the area sell for prices from the $700,000s to more than $2 million depending on the square footage.

Continental Park a community gathering spot
The neighborhood’s Continental Park has served as home to a variety of community activities. The list includes Ari’s Birthday 5K Walkathon, a fundraiser for the Ari Arteaga Foundation, which was created in honor of University of Miami baseball coach J.D. Arteaga’s son, who passed away in a 2018 car accident. There has also been a group planting event for Earth Month in April. Kids can sign up for the afterschool programs and spring, summer and winter camps here as well.

Locals have multiple transportation assets at their disposal. Among them is the Dadeland South station on Miami-Dade County’s Metrorail network.
