Green landscape and narrow roads west of Miami
International Gardens shares more than just a name with its namesake park. This west Miami neighborhood is overflowing with tropical green foliage, with streets decorated with palm trees and residential communities surrounding sparkling ponds. “It’s a thorough mix of single-family homes and condos,” says Julio Garabito, principal broker with Leon Realty Group LLC who has been in the real estate industry since 2005. “Although condos sell more often.” Condos don’t tower throughout the neighborhood, usually capping out at three floors, and both single story and two-story homes are a common sight. There are small sections of retail to the north and south of the neighborhood, one of which includes a movie theater and Marshall’s, but residents rarely see an impact. “There’s not a lot of congestion in the area,” Garabito says.

Mediterranean homes and white condos with associations
Mediterranean influences can be found throughout the neighborhood, with terra cotta roofs, round archways and warm color schemes being standard features of the area, as well as some colorful Florida-style homes scattered throughout as well. Home prices in the area range from $500,000 all the way up to $1.05 million, with a median price of $320,000 for all home types. The median price for a single-family home is $757,500. Condos make up a large portion of housing option in the neighborhood, can range from $170,000 and $415,000 with most being part of an association. Associations can have private amenities, such as concierges, lake access and gated access. Homes tend to sit close together, with few palm trees scattered across streets as speedbumps require drivers to move through the winding streets more carefully. “There’s not a lot of walkers in the neighborhood, besides people who walk their dogs,” says Garabito. “There are more drivers.” Most homes can have single- or two-car garages, but some simply have a driveway. Homes in the southwest section often have pools in the backyard as well.

Elementary within, middle school split and Advanced Placement for high school
Children can begin at Wesley Matthews Elementary School for prekindergarten through fifth grade. The school receives a B-plus from Niche and has a student-teacher ratio of 15-to-1. Students can then attend either Paul W. Bell Middle School or W.R. Thomas Middle School, depending on the location within the neighborhood. Paul W. Bell, for children to the north of the neighborhood, receives a B-minus from Niche while W.R. Thomas, for the southern portion of the neighborhood, receives a B from Niche. Students then attend Southwest Miami Senior High School, which receives a B-plus from Niche. At Southwest Miami Senior High School, students can participate in Advanced Placement classes as well as 15 sports throughout the year.

Namesake park and 200-acres to the east
International Gardens Park offers open green spaces surrounded by trees over 5-acres. Youth leagues can practice home runs at the park’s baseball field, residents can stroll along the tree-lined walking path, children can have a blast at the park’s colorful playground and loved ones can gather for picnics. The 247-acres Tamiami Park is just across the Ronald Reagan Turnpike and offers a plethora of athletic facilities, including several baseball fields, tennis courts, soccer fields and a swimming pool.

Colombian steakhouse and in-neighborhood shopping
Rancho Mateo Colombian Steakhouse, with both indoor and outdoor seating, is in the south of the neighborhood in Las Americas V Central Plaza and features Colombian dishes such as churrasco montañero with grilled Colombian steak. When the latest Hollywood flick comes out, residents flock to the AMC Theater in the same strip mall to view it with a tub of buttery popcorn close at hand. Marshall’s is just down the sidewalk for clothing needs.

International Gardens is well connected to the greater miami by the Turnpike.
One bus line down the middle and turnpike to the east
Miami-Dade Transit has one bus line that operates on weekdays along SW 122nd Avenue, coming through every 30 minutes. A single trip costs $2.25. The Ronald Reagan Turnpike is just east of the neighborhood, beginning further south in Miami before ending north of Orlando.
The Fair and Expo Center in International Gardens hosts a variety of events for residents.
Carnival rides at the park
The Tamiami Park is home to the Miami-Dade County Fair & Exposition Inc. who host the Youth Fair. The fair runs for 21-days and features carnival rides, carnival food, livestock and agricultural competitions, just to name a few. A season pass costs $32, but there are select days where admission is $5 for a day.

To the east is Florida International University, South Florida’s only public research university. FIU is also home to the Patricia and Philip Frost Museum, which displays photography, prints and other artwork from Latin American artists.
