“I moved to Midtown in 2017 when there were only like 4 buildings here,” says local Gary Wong, a Realtor with Avanti Way Realty. “It’s definitely exploded since then. Now, aside from maybe two parcels, all of Midtown has been developed. It’s not just up-and-coming, it’s the place to be. It used to be home to people who lived in Miami for maybe a few months at a time, but now it’s the place most people from out of state start off – lots of transplants from New York and California.”
The median price in Midtown is around $550,000, down 2% from last year. On average, units are sitting on the market for nearly 130 days, well over the national average of 53. Condo units with 1,000 square feet of space or less range from the mid $300,000s to the high $700,000s, while units with more square footage run from almost $500,000 to $1.2 million. Rare penthouse listings can cost as much as $2.7 million. This close to the coast, hurricane season, from June to November, is an annual concern. For properties to be eligible for federally backed mortgages, they’ll need flood insurance.
Homeowners associations are standard across Midtown’s condominium buildings. Fees typically cover exterior upkeep, maintenance and cleaning of shared areas, trash pickup, water and sewage, security, reserve funding for future replacement repairs and integrity inspections. These HOA fees also contribute to building amenities, from resort-style pools, spas and saunas to fitness centers, dog parks, playgrounds and valet service.

There’s a top-rated Miami-Dade magnet school near Midtown
Midtown is served by Miami-Dade County Public Schools, a top-rated district with some top-rated options nearby, including DASH Design and Architecture Senior High School. The magnet high school has specialized tracks for architectural/interior, industrial and fashion designs, as well as entertainment technology and film, visual communications, web design and fine arts. Within Miami-Dade’s school choice framework, students can enter a lottery to attend magnet schools, opt into other schools with capacity district-wide and request out-of-district transfers, subject to district approval.

Potential pros and cons of Midtown living
With many cafés, restaurants and bars, Midtown is a popular destination for any meal, especially boozy brunches. By reservation, locals can get a table at Little Hen. The breakfast spot’s flowery interior evokes the extravagance of a Rococo painting, complete with an afternoon tea menu. Retail is concentrated in The Shops at Midtown. The mall is spread across several blocks with palm-tree-lined promenades with big-box anchors – Target, HomeGoods, Marshalls, Nordstrom Rack, Dick’s Sporting Goods — and specialty stores like West Elm, Guess Factory, Bath & Body Works, Trader Joe’s and Carter’s.
Midtown packs a lot of desirable features into this slice of Miami, and some drawbacks of that include heavy traffic, scarce parking, noise pollution and rising HOA fees. Costs in the area are expected to increase after Midtown Park, a $2-billion project set to break ground on the south side, is completed. Additionally, green space is limited to a grassy section of undeveloped land between Buena Vista Boulevard and Northeast 1st Street. Over the years, it’s become an unofficial dog park, frequented by Midtown’s pet owners. Beyond that, Roberto Clemente Park is nearby with some sports facilities.
