Southern Estates offers canal views and easy school access
Sprawling ranch-style houses, backyard canal views and proximity to local schools, the local park and HCA Florida Kendall Hospital are highlights of Southern Estates. The neighborhood’s east side is bordered by the Ronald Reagan Turnpike, a toll road, and you aren’t far from several dining and shopping options. If you want to live in an established house close to local schools and HCA Florida Kendall Hospital, Southern Estates could be the place you call home.
Home styles range from Spanish Revival to remodeled ranches
Established ranch-style houses dominate this neighborhood, some with side-gable roofs, others with cross-gable roofs. Other styles include contemporary-style houses and Spanish Revivals. Some houses have noticeably remodeled exteriors with updated features. Most houses fall in the $550,000 to $850,000, though they can also be priced over $1 million, depending on the location and features of the house. In October 2023, prices ranged from $550,000 for a ranch-style house with 1,300 square feet of living space, to $1.4 million for a luxury ranch-style house with a second-story addition. Some houses may have backyard views of the canals cutting through the neighborhood, or views of Southern Estates Park.
High schools offer AP, STEM and Global Studies programs
Students can attend Village Green Elementary School and Thomas Middle School, both graded B on Niche, and go on to Southwest Miami Senior High School. Or they can attend Greenglade Elementary, graded B-plus on Niche, and go on to Thomas Middle and Braddock Senior High. Both elementary schools are less than 5 minutes away by car, or in walking distance of several houses. The middle school is a little farther west on Coral Way. Southwest Miami Senior High is almost a 20-minute drive away, while Braddock High is 11 minutes away. Southwest Miami Senior High, graded B-plus on Niche, offers Advanced Placement classes and programs like the Medical Academy and the STEM Education Academy. Braddock High, graded B on Niche, offers the Cambridge Global Studies Magnet Academy (AICE), the STEM Academy and more. Highpoint Academy, a prekindergarten to Grade 8 private school next to Southern Estates Park, is also an option. Florida International University is just north of the neighborhood, on the other side of Coral Way, for those interested in post-secondary education.
Southern Estates Park has a playground and plenty of green space
At Southern Estates Park, kids can enjoy the playground, which features a small rock-climbing wall, a lily pad bridge, and other interesting climbing equipment. There is plenty of green space to run around, as well as a paved walking trail where you can get your steps in, or tennis courts if you want to play with a friend. Several homes are in walking distance of the park, though parking is available if you have to drive over. Tamiami Park, a much larger park with pools and even more ball fields, is just a short drive away. For indoor entertainment, catch the latest blockbuster at AMC Tamiami 18.
Dining and shopping options near FIU and Coral Way
Sendano’s Supermarket is near Florida International University's campus, and there’s a Publix Super Market at West Bird Plaza just past the hospital on Southwest 40th Street. Marshalls is near Sendano’s for retail shopping, and you’ll find several dining options close by. Enjoy various Colombian dishes like arroz con pollo and churrasco y fijate de pollo in a colorful dining area at Rancho Mateo Colombian Steakhouse. Sushi2Mee is the place to go for traditional sushi rolls, served either by the plate or in bento boxes paired with miso soup.

Sidewalks make it easy to get around the neighborhood on foot. Public transportation is available on major roads like Southwest 122nd Avenue, Southwest 34th Street, Coral Way and Southwest 42nd Street.
