Milwaukee's Upper East Side is deeply influenced by the presence of the nearby University of Wisconsin-Milwaukee. Students and staff are regular sights along this neighborhood's flat, high-density streets. “Between Maryland and Downer, you’ll find a lot of student housing,” says Jim Christenson, an agent with First Weber Realtors who lives and sells in the area. “But there’s plenty of diversely priced houses, many on the higher end.” The neighborhood is known for its beautiful early 1900s architecture, and the average home price here is nearly double that of Milwaukee’s overall average. Sidewalk-lined streets connect the historical homes with modern hubs of restaurants and nightlife.

Victorian homes and city parking
American Foursquare bungalows sit next to intricate Victorian duplexes and single-family homes, many dating back to the early twentieth century. Homes start around $300,000 for fixer-upper properties, but most hover around $500,000 and could be converted into duplexes or four-plexes for renting out. A few homes luck out by having garages or back-alley parking, but most residents park along the street — which can be a headache in a heavily trafficked area. “I’ve lived in the area for a while,” Christenson says. “And most of the time, it’s not that bad to find parking south of Locust Street.” Along Lake Drive, most homes have garages or driveways. The road is known for having some of the most expensive and elaborate homes in Milwaukee, and this area is no exception. Stately brick colonials look like country estates and stone-sided Tudor mansions could be situated in rolling European hills. These homes sell for over $1 million.

Walk to Lake Michigan
Upper East Side is sandwiched between Lake Park and Riverside Park, which adjoins the Milwaukee River. Both parks are connected to sections of the Oak Leaf Trail, which spreads across the entire county. When residents want a breath of fresh air, they can enjoy a game of tennis or golf with lakeside views or take the kids for an educational nature walk at Riverside.

Roast Coffee Company is the local spot to start the day, with a cozy interior and friendly baristas. Oakland Avenue is known for its eateries, including Thai A Kitchen, Immy’s African Cuisine and Middle Eastern cuisine from Shawarma House. Lisa’s Pizzeria is often called the best place to get a slice on the east side, and SALA has upscale Italian cuisine. There are a couple of local bars, but most nightlife happens down on North Avenue or even further towards Brady. For those who are out late, Oakland Gyros stays open until midnight, making it popular with the college crowd.

Upper East Side activites
The Downer Classic bike race in June is an annual event put on as part of the longer Tour of American Dairyland’s bike racing festival. Residents line Downer Avenue to walk the cyclists spin by while local restaurants like Café Hollander serve food and beverages. Locals flock to Lake Park in July to catch a fireworks show, and all year round, the Miramar Theatre is part of the area's nightlife as a dance club and small live music venue.

Walk, bike, or bus around
Though many locals do own cars, there are options for public transportation and highly walkable streets. Sendik’s is walkable for picking up essentials, and Whole Foods is a mile south. Two bus lines connect residents with downtown, three miles away. The trip is usually 25 minutes by bus and 10 minutes by car. The Oak Leaf trail offers biking access into downtown as well.

Options for schools
Most of the students here are college-aged and attending UWM, but the younger learners in the Upper East Side can attend Hartford Avenue University School, which serves grades kindergarten through eighth and is walkable from many homes in the area. It receives a C-minus rating from Niche. Riverside University High School is just a block away to the west and gets a C-plus rating. However, Milwaukee schools have open enrollment, so parents can choose to send their kids to any public school within the district. There are several private options as well, especially up toward Shorewood. And UWM offers youth courses in the summer and a senior audit program.
