A growing area Ventura County
The Ventura County hillside town of Moorpark is a sprawling southern California suburban city with plentiful community events and numerous nearby options for mountainside recreation. Neighborhoods range from gated communities with large orchards as their feature piece to small family areas and condo complexes. "Moorpark is a growing community with well-rated schools and low crime,” says Michele Gutierrez, a local Realtor with Real Estate Source Inc. “You also get tons of options on the housing market, from a starter home to an estate-style home."
The area was named in the late 1800s for the Moorpark apricot that grew in the area. Apricot and pepper farming were the town’s largest industries in its early days. The Southern Pacific Railroad reached the community in the early 20th century, drawing in hundreds of new inhabitants. Today, Moorpark has a population of over 35,000, a number that has increased by over 10,000 since 1990. Major employers include Kavlico, an electronics manufacturing company, and Moorpark College.

Community orchards and Spanish design
Moorpark has a wide variety of housing options, from condos and single-story builds to expansive 21st-century homes. Most houses in the area were built between 1970 and the early 2000s, and modern homes with Mediterranean architecture make up most of the market. The area has several planned developments and communities with homeowners associations. Often, these complexes feature larger lots than are typical for the rest of the region, with a few that have orchards and groves. Homes in these communities are often spacious and decorated with clay tile roofing, smooth pillars and multicar garages. The average home price in 2024 is $1.05 million, a 4% increase from the previous 12 months. While houses here are priced significantly more expensive than the state and national averages, they are lower compared to nearby cities like Thousand Oaks. "They aren't overpriced, $2 million in Moorpark gets you more for your money than in other nearby cities," Gutierrez says."

The 69-acre Arroyo Vista Community Park is one of the most popular recreation areas in the city. Arroyo Vista hosts community events like Movies in the Park and the city’s annual summer concert series. There are also a handful of nearby hiking areas, from Paradise Falls to Tapo Canyon.

The area’s streetscape is car-dependent, but sidewalks and walking trails line either side of the winding roads. Moorpark has a Metrolink regional rail station, with lines that head east to Ventura or west to LA's Union Station. State routes 23 and 118 also run through Moorpark and connect residents to Los Angeles, roughly 40 miles away. For long-distance travel, Burbank Airport is around 35 miles east.
Moorpark has a central police services center close-by keeping the city safe.
The Amtrak and Metrolink station connects Moorpark to the rest of Southern California.

The 118 and 23 freeways make it easy to navigate through Moorpark.
