A town with industrial roots

With a thriving manufacturing industry and active local community, the riverside town of Moraine is far more than just its proximity to Dayton. "People will definitely say, 'I live in Moraine, not 'I live in Dayton,'" says Miranda Biedenharn, a Realtor with Comey & Shepherd who's served the Dayton area since 2004. "It's a suburb in every sense; the highways to Dayton are right there, but it's absolutely its own thing." This sense of community identity, small-town charm, and plenty of modern amenities have made Moraine a popular spot for families and first-time homeowners.

Established ranch-style homes and bungalows

Moraine has a long history of industrialization, expanding the area's borders as more and more workers arrived for manufacturing jobs, a fact reflected in the houses themselves. "This is an established area, and the homes tend to be older," says Biedenharn. "It's not the right place for someone looking for a newer build." Well-maintained sidewalks pass ranch, split-level and Cape Cod-style homes with modest front and backyards. Driveways are common, even in the older sections of town where one might expect street parking to be the norm. A modest bungalow can begin in the low-$100,000s while a spacious split-level can go in the low-$200,000s. An expanded ranch with a multi-acre lot can reach the low-$300,000s.

Robotics at West Carrollton High School

Ohio's Open Enrollment policy allows students the freedom to choose their schools, regardless of district, and Moraine's proximity to the townships of West Carrollton, Jefferson and Kettering provide them with unique educational opportunities. Students can begin at Southdale Elementary School, which has a B-plus on Niche, before attending Van Buren Middle School, which has a B. Easy access to downtown and Kettering Health

Interstate 75 provides easy access to downtown Dayton, 5 miles north. Kettering Health Main Campus is less than 3 miles to the east, while the Moraine Airpark is 3 miles south. Public transportation is available, and the Dayton RTA provides bus services all over the Greater Dayton area, with several stops within the township's borders.

"Our park system is a real highlight of the community," says Aaron Vietor, Moraine's Public Information Officer. "Moraine has more park acreage per capita than almost any other city in the area." The Great Miami River Trail is a 93-mile paved foot trail that follows the gently flowing currents of the Great Miami River from Middletown to Piqua, providing picturesque nature with every single step. Ora Everett Park features 13 acres of greenery with basketball courts, soccer fields and playground equipment for families and kids. The Moraine Country Club offers an 18-hole, 72-par golf course, rated as one of Ohio's best by Golf Digest since 2017.

Classic steakhouse vibes at Treasure Island

Fireworks at the Star Spangled Boom

Annual holiday events are a highlight of the year, with the Moraine Easter Egg Hunt and Holiday Tree Lighting Ceremony attracting visitors from all over the Miami Valley. Every summer, Moraine's Star Spangled Boom celebrates the 4th of July with food trucks, live music and a firework display after dark.
