Semi-rural Inland Empire suburb above San Bernardino

In the San Bernardino Mountain foothills, the sometimes-overlooked area of Muscoy is a San Bernardino suburb immediately north of the city. People have room to move here, thanks to large lots, and many homes have scenic views of the mountains and desert. Many live and work in the community, as light industrial plants and warehouses line the eastern border. Developed in the 1890s as an agricultural area, the community began transitioning from rural to suburban in the 1950s. “Muscoy is a rural area with older traditional homes. It has a lower cost of living than some San Bernardino suburbs and is centrally located to the 210 and 215 Freeways,” says Patricia Rocha, a Crown Royal Real Estate broker with over two decades of experience. Centrally located in the Inland Empire, Muscoy combines natural beauty with the convenience of being five miles from downtown.

Established housing with plenty of space

Muscoy has a wide variety of housing thanks to steady building from the 1950s through the early 2000s. Most homes were built in the 1950s as GIs returned from WWII, and their midcentury styles have made their mark on the area. Newer homes have Spanish-inspired elements, like terracotta roof tiles, ranch-style architecture or both. Depending on the part of the area, there are some large lots for homebuyers wanting acreage. “It’s a really good community for first-time homebuyers,” says Realtor Maria Murray at McDermott Realty Group. Prices range from $300,000 to nearly $1 million depending on the acreage bought with a home, but the median price is $445,000. Homes typically sell after 43 or fewer days on the market.

Bilingual classes, technology and dual enrollment courses

Students can attend Niche C-plus-rated Muscoy Elementary, B-minus-rated Cesar E. Chavez Middle and B-rated Arroyo Valley High. Muscoy Elementary is a bilingual school serving nearly 700 students, while Chavez Middle provides its learners with a Chromebook for research and coursework. Arroyo Valley High offers dual enrollment courses taught by Arroyo Valley University professors.

Easy access to freeways and public transit

Muscoy is a car-dependent area adjacent to the 210 and 215 Freeways. It’s bordered on the eastern side by historic Route 66, today known as Cajon Boulevard, and on the western side by freight train tracks. On Route 312, buses take passengers throughout Muscoy, Rialto and Fontana and to California State University-San Bernardino. The community is just over 2 miles from the Dignity Health-Community Hospital of San Bernardino and 20 miles from Ontario International Airport.

Corner stores, barbecue and shopping centers

There’s a mix of large and small markets in Muscoy. Convenience stores and mini marts, like Jimmie’s Market, Mercado Don Juan and Macy’s Mini Mart, are found on many street corners, while Walmart sits near the 215 Freeway. Mimi’s Donuts & Ice Cream features brightly colored walls and fresh pastries, while Spirit of Texas Barbecue is known for its large portions and authentic flavors. Highland Avenue’s numerous restaurants aren’t far away, either. Renaissance Marketplace in nearby Rialto has nearly 60 stores, eateries and entertainment options to explore.

Athletic fields, skateparks and raceways

Delmann Heights Park covers almost 20 acres and contains a community center, swimming pool and playground areas. Filled with athletic opportunities, there are softball diamonds, a football field and a tetherball court for all ages to enjoy. Frisbie Park lies just across the Foothill Freeway in Rialto. Its skatepark is popular for practicing tricks, while a dog park lets pups run off-leash. Primarily used for sports, the park has basketball courts and numerous baseball/softball diamonds. There are several playgrounds, as well. Slightly north of Muscoy, the Glen Helen Raceway has been hosting off-road races since 1985. The raceway is home to four motocross tracks and is part of the Glen Helen Regional Park. This green space, with two fishing lakes, swimming pools and multiple hiking trails, has activities for everyone.

Houses of worship

Almost a dozen Protestant churches dot the community, with many having bilingual services. Muscoy is also home to the masjid Dar Al Uloom Al Islamiya of America and two Buddhist temples: Wat Chao and Watt Ratanakiwong.

Environmental factors

Muscoy has a high risk of wildfires and earthquakes. To protect people and property, the city is working to install seismic detectors and backup generators at water substations while keeping flammable debris to a minimum.
