A pastel-painted, active, social beachfront community

Naples’ most historic neighborhood, Old Naples, wasn’t always the high-end shopping and dining hub it is today. It was initially developed around Naples Pier, extending from the neighborhood’s white sand beach over the Gulf of Mexico. “When the city was first developed in the early 1900s, that was the working pier,” says Old Naples Association Vice President Greg Economos, who is also a Realtor with William Raveis Real Estate. “It was widely known for great fishing. People from the Midwest would come for the winters.” While fishing is no longer the neighborhood’s dominant trade, it remains a popular spot for seasonal residences, especially among retirees. Whether year-round or not, homebuyers gravitate to this pastel-painted district for its historic homes, top-tier restaurants and retailers, fitness-friendly amenities and direct beach access.

Two-bedroom condos and eight-figure estates

Economos says Naples “has gotten extremely expensive” recently, with an average home value of just under $1 million. Old Naples raises that figure significantly, with neighborhood properties valued at around $3.1 million on average. “It’s difficult to get a two-bedroom condominium in Old Naples or the city for under $1 million,” Economos says. Diligent homebuyers can find a two-bedroom, first-floor condo in the high $400,000s — if they’re looking for a sub-1,000-square-foot unit in a 55-and-older building. Detached homes vary enormously in size and style. Craftsman cottages from the 1940s, French Colonial-style villas, Cape Cods and newly built transitional-style mansions are just a few architectural variations on display. “Many older homes have been torn down and built back up,” Economos says. Homes peak around $60 million, which might buy a sprawling, Mediterranean-style beachfront mansion. Residential lots average around ¼ of an acre and are arranged along generally gridded blocks, some with sidewalks.

From surf shops to yacht dealerships

Two streets — Fifth Avenue South and Third Street South — house Old Naples’ foremost shopping and dining districts. High-end restaurants, designer clothiers, art galleries and yacht dealerships line these corridors; sleek sports cars fill the parallel parking spots. However, Economos describes these environments as inviting, not hifalutin. “It’s probably one of the friendliest communities I’ve ever lived in,” he says. “You’ve got people coming out of Bentleys wearing tennis shoes and shorts. It’s a very comfortable-feeling, understated kind of wealth.” Renowned eateries in the neighborhood include Campiello and Sea Salt, Italian-inspired restaurants with patio seating options. Locals who often take to the beach can grab equipment from Old Naples Surf Shop, which has sold watersport equipment and beachwear since 1983. Residents can drive about 1 mile north to Publix and other big-name retailers for groceries and day-to-day needs.

"A very active community for everyone"

Outdoor time is sacred to Old Naples residents, as evidenced by its many bike lanes, public green spaces and proximity to the beach. “It’s one of the country's healthiest places to live in,” Economos says. “It’s a very active community for everyone.” Cambier Park fills 13 acres at the neighborhood’s heart with shuffleboard, basketball and baseball facilities. It’s also home to the Arthur L. Allen Tennis Center, which features a dozen lighted courts. Beachgoers can stake out spots on the sand and lounge for hours, while catamarans frequently embark from docks on Naples Bay. Though Naples Pier was severely damaged in Hurricane Ian in 2022, plans are underway to refortify it for anglers to enjoy.

All As for area public schools

Students here are zoned for three public schools with A ratings from Niche. These include Lake Park Elementary, less than 1 mile northeast, and Gulfview Middle, centrally located in the neighborhood. Ninth through 12th graders attend Naples High, which has operated 1 mile north of the neighborhood since 1928. Several private options, including the K-8 Saint Ann Catholic School, are available in and around the neighborhood.

Walkable, bikeable and sports car-able

Many Old Naples residents can get where they need to go on foot or bicycle. U.S. Route 41 runs alongside the neighborhood to the east, taking drivers as far east as Miami and north into Georgia.
