From its palatial residences to its daily views of the sun rising over Frenchman Mountain, the Las Vegas exurb of Sunrise Manor comes by its name honestly. This 1950s-built development is home to over 205,000 residents, making it one of Nevada’s largest communities. Hundreds of grid-patterned streets and thousands of homes, many with Spanish-influenced aesthetics house both Las Vegas-bound commuters and industrial workers employed around the Nellis Air Force Base. “The beautiful thing about here is we have the same views, the same outdoor activities and other amenities as more affluent nearby areas, but at a lower price tag,” says Amanda Bolton, a longtime Realtor and Broker with LPT Realty. “Sunrise Manor residents have access to Lake Mead, you’ve got shopping centers and everything you need here, all with that community feeling and no HOA fees.”
Sunrise Manor sits far from the Las Vegas Strip but also offers many local attractions.

A growing and competitive housing market
Sunrise Manor would be one of Nevada’s largest cities if its proposed incorporation becomes law, and its many sections are diverse in both character and housing stock. “It’s great for investment properties and starter homes,” says Bolton. “And if you go to Sunrise Manor's edge, you'll find bits of luxury that are architecturally beautiful with views of the city, but you’ll be surrounded by the mountains, and it’s gorgeous.” Condo and townhouse developments tend to concentrate around Nellis Air Force Base in the north and along the border with Las Vegas and in the city’s southwestern section. These properties can cost anywhere from $50,000 to $380,000, and may be 1980s construction or brand-new, 2020s builds. Site-built properties, from 1950s ranch-style properties to 2000s-built luxury estates, can vary in price from $200,000 to $1.1 million. “You’ve got a good mix: luxury, starter homes and investor properties,” Bolton says. “I showed a home here recently with a rooftop deck, and it has 360 views; it’s beautiful,” Bolton says. Sunrise Manor’s median home price of $360,000 is well below the Las Vegas median of $450,000. “It’s definitely more affordable, even the luxury properties,” says Bolton. “Nearby Summerlin would be three times that.”

Just like the neighboring “Entertainment Capital of the World,” Sunrise Manor is bursting with activity, both at big-name casinos and local venues. The Boulder Station Hotel and Casino puts on belly-dancing and blues events within its Victorian-themed edifice, while the Old West-themed Sam’s Town has hosted major musical acts varying from Motown performers to 2000s rock bands. The Church of Jesus Christ of Latter-day Saints' Las Vegas Nevada Temple, a massive religious complex opened in 1989, hosts interfaith forums, the Luz de las Naciones Latin festival and other community events. “It’s a big part of the culture,” says Bolton. There are a lot of events there, and the neighborhood around it has gorgeous luxury homes.”

East Las Vegas has historically contended with higher crime than the rest of the city and Clark County, and the western parts of Sunrise Manor have shared in this trend. However, crime rates are trending downwards as Sunrise Manor continues to experience new investment, from its new bike lanes and parks to programs aimed at beautifying electrical boxes with art.
Surrounded by transportation options
Sunrise Manor is surrounded and crisscrossed by state routes and interstate highways. Las Vegas Boulevard takes commuters from the center of Sunrise Manor to the heart of Las Vegas within a 6-mile and approximately 20-minute drive. Harry Reid International Airport is also accessible within a 12-mile and approximately half-hour drive, while the recreation of Lake Mead is less than 30 miles and a 40-minute drive away. Because of Sunrise Manor’s proximity to an air force base, it’s common to hear aviators train in aerial combat. “You definitely will get airport noise when they do jet testing, but it’s kind of cool; you can hear them flying over you,” Bolton says. “There are a lot of military families here, and a lot of people move here for the proximity to the Air Force base.”
