Sunrise Manor is home to a diverse collection of neighborhoods and appeals with its affordability and views of Frenchman Mountain and the valley. “It’s great for investment properties and starter homes,” says Bolton. “And if you go to Sunrise Manor's edge, you'll find bits of luxury that are architecturally beautiful with views of the city, but you’ll be surrounded by the mountains, and it’s gorgeous.” The cost of living in Sunrise Manor is also about 10% lower than the Nevada average, and housing costs are 28% lower than the national average. Most homes were built in the early 1990s and are priced between $150,000 and $300,000 for a condo, townhouse or manufactured home, and single-family homes range from $225,000 to $3 million. “It’s definitely more affordable, even the luxury properties,” says Bolton. “Nearby Summerlin would be three times that.” Find two- to three-bedroom condos in Pecos Creek and the guard-gated Cliffs at Dover subdivisions and manufactured properties in Mobile Estates. Single-family homes reflect a variety of architectural styles, from ranch-style homes to Spanish-inspired houses and million-dollar modern homes. “You’ve got a good mix: luxury, starter homes and investor properties,” Bolton says. Three- to four-bedroom homes with RV parking and updated kitchens and baths fetch in the upper $300,000s. Higher-end contemporary custom five- and six-bedroom homes with over 7,000 square feet of space, like those in Baro Canyon Estates, can sell for over $3 million. Most homes have pools, multi-car garages and traditional desert landscaping, and higher-priced homes come with theater rooms, resort-style yards with pools and spas and other unique features. “I showed a home here recently with a rooftop deck, and it has 360 views; it’s beautiful,” Bolton says. Tree-lined streets are both walkable and bikeable, providing residents easy access to shops and dining.Home to a 70-acre regional park
With over 10 parks in the neighborhood, residents have plenty of opportunities to enjoy the outdoors. The 13-acre Alexander Villas Park provides a variety of recreational fun, from ballfields to a splash pad for kids to cool off in the summer. Shadow Rock Park offers a dog park and open grass space to enjoy a picnic or a pickup soccer game. The 70-acre Hollywood Regional Park, the neighborhood’s largest, boasts eight pickleball courts, walking trails, ballfields, a skate park, four dog parks and some of the best views of the Las Vegas skyline in the Valley. The park, which was renovated and expanded in 2023, also has a connected recreational facility and an aquatic center, which offers a 10-lane indoor pool, a spacious outdoor pool and bright blue and green waterslides. Or sports enthusiasts can enjoy the ballfields and BMX track at Nellis Meadows Park. The main business corridor is Nellis Boulevard, which runs north to Nellis AFB and south to Boulder Highway. Sunrise Plaza is along this route and offers Walmart, Dollar Tree, Albertson’s, and CVS. Sunrise Manor’s culinary landscape provides residents with beloved mom and pops, comfort food, chains and watering holes. The neighborhood is known for its authentic locally owned Mexican eateries like Mama Maria’s, offering chicken mole and baked goods, La Playita and La Mojarra Loca. Or grab a quick bite at the hole-in-the-wall local favorite Machetes. However, residents can also enjoy burgers and other American classics at Fat Boy Restaurant or Hitchin’ Post Saloon, a 24-hour no-frills joint with a beer garden and video poker. The community’s Boulder Station Casino and Sam’s Town Las Vegas provide more entertainment for thrill-seekers who want the traditional Vegas Strip experience without the tourist crowds. Sam’s Town sports a country vibe and boasts a 25,000 indoor park, home to one of the largest casino floors in Las Vegas, along with a movie theater and bowling alley. Its biggest draw, though, is Mystic Falls Park. This glass-roofed atrium hosts the Sunset Stampede Laser Light and Water Show several times a day. Golfers of all levels will enjoy the community’s two clubs, Sunrise Vista Golf Course in the heart of town and The Club at Sunrise. Both offer scenic views of Sunrise Mountain. And just north of Sunrise Manor, channel Denny Hamlin at Las Vegas Motor Speedway. Hollywood Recreational Center is a hub for a variety of community events and activities, including dances, yoga, sports leagues, fitness classes, teen nights and senior programs. And with a quaint but strong creative community, Sunrise Manor residents come together to bring art and culture to the neighborhood with shows and exhibits like the Las Vegas Artists Guild at the Sunrise Library. Both casinos also host events. Boulder Stations puts on the annual Massive Spectacular, a belly-dancing event and a monthly blues music series. Sam’s Town hosts major musical acts like The Killers, Gladys Knight and Boyz II Men. The 80,000-square-foot Las Vegas, Nevada Temple of the Church of Jesus Christ of Latter-day Saints is also a large part of the community, serving locals and residents in Southern Nevada, California and Arizona since 1987. “It’s a big part of the culture,” says Bolton. There are a lot of events there, and the neighborhood around it has gorgeous luxury homes.”Over 40 public school options in Sunrise Manor
Clark County School District serves the area, and over 40 public schools are in Sunrise Manor. Most local students attend Sandy Searles Miller Elementary, Kathleen & Tim Harney Middle School and Las Vegas High School. The elementary and high schools have a C+ Niche ranking, and the middle school holds a C. Miller is an International Baccalaureate school and has a pre-kindergarten program. Vegas High, the city’s oldest, offers a robotics club, soccer and volleyball teams and a visual arts program. College-bound students who want to stay close to home can quickly get to the College of Southern Nevada—North Las Vegas, just a short drive west in Downtown Las Vegas.Close to the airport, the Strip and the Airforce base
Route 147 and Interstate 515 run through the neighborhood, providing convenient access to Interstate 15 and the broader region. Residents can easily reach the Nellis Air Force Base in 3 miles, the Vegas Strip and Harry Reid International Airport in 12 miles and Lake Mead in 29 miles. And while airplane noise is common, Bolton says it’s not a nuisance or unexpected. “You definitely will get airport noise when they do jet testing, but it’s kind of cool’ you can them flying over you,” Bolton says. “There are a lot of military families here, and a lot of people move here for the proximity to the Air Force base.”
