Nestled along the banks of the Delaware River, New Castle is a small city with a historic downtown district and a few residential subdivisions and industrial parks around it.

Outside the old city center, New Castle’s residents live in suburban subdivisions filled with homes built in the 1950s and later. According to data on Homesnap.com, the median home sales price as of March 2023 was $241,000, while the median list price was $428,000. If you can afford a property up to $300,000, you can buy a midcentury Ranch-style home, brick Cape Cods or contemporary Colonial Revival with a driveway or attached garage. If you have an even bigger budget, you could find a stately mansion or well-kept historical residence with a relatively low tax burden.

"The senators and former governors who live here build 5,000 square-foot homes," says Chris Cashman, a Realtor with Patterson Schwartz Real Estate and a historic district resident. “It’s great for people looking to escape the high taxes of the northeast.”

Like other schools in the Colonial School District, Carrie Downie Elementary and New Castle Elementary are known for their team-driven teaching approach, called "the Power of We." Teachers structure their lessons through a non-hierarchical system to provide students with innovative learning pathways, access and opportunity.

Residents in the eastern part of the neighborhood tow their kids to play at Rogers Manor Park, an open green space with a playground and athletic facilities largely hidden by a screen of woods around it. The downtown area is also famous for outdoor recreation because of its proximity to the water. At New Castle Battery Park, you can cast a line on the pier or enjoy lunch while appreciating waterfront views. From the park, a secluded trail parallels the river down to Deemers Beach, a rocky strip along the water popular among anglers. "It's great for cycling," Cashman says. "You don't have to cycle on the road and there are lots of areas in the south where it's less populated."

Settlers founded New Castle in 1651 and later made it the capital of the Delaware colony about a decade later. The area’s history is celebrated in various ways. At Jessop's Tavern, servers wearing tri-corner hats and other colonial garb bring out dishes on large paddle-style serving boards. In June, the city celebrates Separation Day with parades, festival events and a fireworks show to recognize when Delaware split from Pennsylvania to declare independence from the British.

Wilmington is about six miles upriver, so New Castle residents are a short drive from restaurants, businesses and civic institutions in the state’s largest city. In addition to being the main road leading to the metropolitan hub, US Route 13 is where many of the area’s residents visit supermarkets and big box stores or dine at local restaurants and national franchises. The New Castle Farmers Market is a highway landmark. Its large warehouse and parking lot bazaar are filled on the weekends with vendors selling various goods, including fresh flowers, craft beer, motorcycle saddlebags, contractor tools and vintage watches. Among the local eateries, the Dove Diner is open 24 hours a day and was recently remodeled, bringing a fresh and clean Art Deco style to its walls and fixtures that make the familiar vinyl upholstered booths even more comfortable as you enjoy a stack of pancakes or a patty melt on rye.
