These multi-families typically range from the high $200,000s to the mid $800,000s, while single-family homes can cost between the mid $100,000s and the low $400,000s. The Hill’s small collection of waterfront condos usually linger in the $500,000 range. With a median sales price in the low $300,000 range, prices in The Hill are lower than in nearby areas. Most residents rent their homes, and these lower home prices often translate to lower rent. “In some areas, like East Rock and Westville, the rents are sky high,” says Lisa Cozzi, the team leader of the Cozzi Team at Century 21 AllPoints Realty who has sold homes in New Haven for 25 years.

Chantal Lallier, a Realtor and Cozzi’s partner at Century 21 AllPoints Realty, says that The Hill is popular among investors, who often buy homes and renovate them for tenants. “What we’ve experienced with our investors in the past year is that they’re looking for those value add opportunities versus something that’s turnkey,” Lallier says. “They just get more return on their investment this way.” She adds that over the past three years, there’s been a massive push to renovate The Hill’s homes, leading to better rental options for residents and appreciating home values for investors.
Walkability, commuting to Yale-New Haven Hospital, downtown and beyond
Downtown New Haven is just a mile away, and many residents work at Yale-New Haven Hospital, which is right in The Hill; abundant sidewalks allow people to easily commute on foot, but other options include biking, driving or taking the bus from one of the many CT Transit stops dotting the neighborhood. The Hill has long been a hub for public transportation. "The Hill has the Union New Haven Station right here, which makes it a prime spot for commuters," says Lauren Freedman, a Realtor at Coldwell Banker Realty. For New York commuters, Metro-North's New Haven line offers eight trains on weekdays. Cozzi and Lallier say that this accessibility is another major factor in The Hill’s draw for investors and residents. U.S. Route 1 also runs through the neighborhood, connecting to Interstate 95 in a matter of minutes.
Navigating school choice in New Haven Public Schools
Students in The Hill are served by New Haven Public Schools. They can attend zoned schools like Truman School, but the district’s school choice program also allows students to apply to magnet and out-of-district schools, or alternate schools within their district. Seats are limited and assigned through a lottery system.
Truman School serves students from kindergarten through eighth grade.

Diverse eateries, upscale waterfront dining and downtown shopping
The restaurants scattered throughout The Hill offer a diverse array of cuisines. SoBol is the go-to spot for a morning acai bowl, while Sabor Nuestro has Dominican and Puerto Rican cuisine. Other restaurants offer Jamaican, Mexican and Chinese food, and La Cayeyana Donis Bakery offers sandwiches and sweet pastries. For a special night out, Freedman recommends heading to the water’s edge. “The harbor has some great options for dining along the boardwalk and incredible views,” she says. Shell & Bones Oyster Bar and Grill, located at the end of a dock that extends into Winter Harbor, is a favorite for steak, seafood and sunsets. Residents get groceries at Key Food Fresh right in The Hill or drive into nearby West Haven for Stop & Shop. Downtown New Haven offers more shopping at local boutiques just over a mile away.
