Historic Marigny mixes quiet homes and vibrant nightlife

Marigny was one of New Orleans earliest faubourgs (French for 'suburb'), named after one of the area's prominent families. The neighborhood is on the National Register of Historic Places and displays the city's rich downtown culture and history. It's home to one of NOLA's jazz hotspots, Frenchmen Street, and is minutes from other landmark neighborhoods like the French Quarter.

What to know about Marigny's homes

In the Marigny neighborhood, streets follow the curve of the Mississippi River. Marigny is very walkable, and a stroll through its streets shows off heady walls of jasmine among a menagerie of colorful homes, including Creole cottages and shotgun houses. The city has strict regulations in place for renovations of historic homes, but that’s part of the allure. "It's a historic neighborhood that's a wonderful little pocket of colorful homes," says Christian Galvin, a 20-year Realtor and fifth-generation New Orleanian with Christian Shane Properties. "It's the kind of place where people are always sitting on their porches talking and saying 'hi ' to their neighbors." Most homes here range from the low $300,000s to the low $800,000s, but larger, multistory homes may vary from the low $900,000s to over $1 million. "Because of its proximity to the French Quarter and the fact that you have more single-family houses, it's going to be a little more expensive compared to other nearby neighborhoods," Galvin says.

How Marigny's flood zones can impact insurance

Most of Marigny is in Flood Zone X, which the city of New Orleans considers to be at a moderate flood risk. Those closest to St. Claude Avenue and North Rampart Street are in Flood Zone AE and have a higher flood risk. All Marigny residents are recommended to get flood insurance, and if you have a VA Loan or other government-backed mortgage, it may be required. Those in Flood Zones AE will likely have higher insurance premiums.

What nightlife and culture feel like in Marigny

Jutting off from Washington Square Park, the famed Frenchmen Street serves as the Marigny’s main strip. "It used to be described as the local's Bourbon Street," says Realtor Brittany Huenecke of Keller Williams Realty New Orleans, who has nearly a decade of experience. "You're close to the French Quarter, but not right in the action." The famed street now features a few restaurants, like Ayu Bakery, a record shop and Frenchmen Art & Books. With community events, festivals and parades all year long, the Marigny indulges in its fair share of revelry, especially during the joyful madness of Carnival season and its main attraction, Mardi Gras. But smaller venues pull a crowd any day of the week, like the Royal Frenchmen, where trumpeter Ashlin Parker leads the unmissable Trumpet Mafia. The Frenchman Art Bazaar is a popular artisan market that stays open until midnight, and the Marigny Opera House hosts frequent concerts and performances.

Neighborhood parks offer access to the Mississippi River

About half a mile from the busy French Quarter, Washington Square Park sits in the heart of the neighborhood. The small, leafy park is popular for picnics and playdates. The neighborhood has a footbridge that jumps over the freight-train tracks and spills onto Crescent Park, a well-maintained waterfront park — a welcome attempt by the city to reclaim the riverfront for its residents.

Public, charter and private schools serve Marigny

Kids in Marigny are zoned for NOLA Public Schools. Students can apply to charter schools, such as Frederick A. Douglass High School. There are also numerous highly rated private schools across the city, such as:

  • The Louise McGehee School, an all-girls institution
  • The Isidore Newman School, a co-ed day school
  • Brother Martin High School, an all-boys Catholic school

How Marigny locals get around New Orleans

Public transit is an option in Marigny. There is a New Orleans Regional Transit Authority streetcar line on St. Claude Avenue, and bus lines on Elysian Fields and North Rampart. The Blue Bikes is a popular bikeshare program. More retail and services are accessible via the nearby Interstate 10 and the Pontchartrain Expressway. Louis Armstrong New Orleans International Airport is around 15 miles away.
