Stretching along the oceanside, Coronado Beach is a smaller but active portion of New Smyrna Beach. Since 2017, several condominium buildings have been built, and new businesses continue to pop up. It's not as if it's just now getting discovered, however – since the 1950s, the portion of sandy shores that Coronado Beach engulfs has been a popular destination for spring breakers. "When you think you've seen enough to be happy here, you learn something new and exciting," says Scott Yurchison, Realtor with Collado Real Estate. He's a native Floridian living in New Smyrna Beach with 15 years of experience selling homes. "We have lots of snowbirds between January and April, so we definitely have our seasons. The fall is my favorite here; it becomes more of a community of residents rather than tourists. Everyone knows everyone for those four months." Residents drive along Atlantic Avenue, passing beachside hotels and bars before crossing the Causeway into vibrant downtown New Smyrna Beach.

Indian River Lagoon and Coronado Beach
A draw for recreationists and naturalists alike, Indian River Lagoon Park has miles of trails where visitors look for otters, wild cats and rare birds hidden somewhere between the mangroves. Or they might launch a kayak or canoe and explore the marsh waters up close and personal. If they're searching for coastal views, they can head to 27th Avenue Beachfront Park, with its lively playground that bumps against the calm waters of Coronado Beach. Facades in Coronado Beach have all the traditional pastels of coastal towns, but varying architecture and home types give this area its personality. Modern condos and elevated coastal homes sit at the shores of the Atlantic, while colorful ranch homes and cottages line the residential streets farther back from the oceanside. Many houses were built in the 1960s and 1970s, but renovations and new construction are increasingly common. While most beachfront properties will sell for $1 to $2 million, most three-bedroom houses and two-bedroom condos will settle between $400,000 and $700,000. "This is a coastal community without being cut off from big cities, so there's value in the proximity," Yurchison says. "The closer you are to Canal Street or the water, the higher the price. I think that comes with the territory."

Finding creativity at the Bob Ross Art Workshop

Errand stops and local restaurants on 3rd Avenue
To the north of Coronado Beach proper, the commercial district on East 3rd Avenue keeps shops and restaurants in arm's reach. Residents can shop for clothes at Beall's and grab necessities at Publix and Walgreens. There are plenty of local eateries to explore, from the fresh pasta at Caffé Vesuvio to the French pastries from Mon Delice Bakery for some French pastries. "This is a community of artists, and that includes the culinary arts, too. For such a small area, we have more food options than you can imagine," Yurchison says. Found right by the shore, Chases on the Beach is packed during the evening with locals gathered on the patio and around firepits as they enjoy fresh seafood and cold drinks, while Izzy's Island Tacos and Ice Cream is a refreshing stop for Honduran flavor during the middle of a hot afternoon.

Education at Coronado Beach
Public schools fall under the Volusia County School District, and kids can start at Coronado Beach Elementary, rated B-plus by Niche, before heading to New Smyrna Beach Middle. It's rated a B-minus and had 17 clubs in the 2022 school year, including a robotics and pre-medical group. Students will likely attend B-rated New Smyrna Beach High, recognized as a Blue Ribbon School of Excellence.
