The quieter, cooler cousin to neighboring Soho, Nolita is a petite enclave that exudes an intimate, in-the-know vibe. Smart bistros, lively bars and trendy local shops have replaced old neighborhood spots familiar to Italian immigrants who grew up in what used to be known as North of Little Italy. “Nolita has a style, rhythm and culture all its own,” says rock star and interior designer Lenny Kravitz of Kravitz Design, which recently completed the interiors of the luxury condominium 75 Kenmare. It's one of just a handful of newer developments in this small, sought-after neighborhood, which also counts converted prewar buildings with high ceilings. There are usually limited properties for sale at any given time, making it one of the priciest neighborhoods in downtown Manhattan.

Quaint bistros like Cafe Gitane and Fiat Cafe
Though packed with hip boutiques and cafes, Nolita, with its narrow streets and sidewalks, still manages to feel less frenetic than many downtown neighborhoods. There's the French-Moroccan eatery Cafe Gitane--the place to see and be seen in Nolita--and Fiat Cafe, whose bubblegum pink walls are adorned in various models of Fiat cars. Sant Ambroeus Gelateria is a local favorite for gelato and Italian specialties. Stylish Swiss bistro Cafe Select is just across the street from La Esquina, the speakeasy-style subterranean tequila den. People travel around the world to visit E.R. Butler, a manufacturer of fine architectural hardware dating back to 1827. Hip perfumers Diptique, Aesop and Le Labo are just steps away from each other. Love Adorned is a well-curated treasure trove of jewelry, home goods, well-worn rugs and couches piled in pillows.

Conversions and new construction including 75 Kenmare
For buyers, Nolita is primarily about condominiums, with only a few co-ops and townhouses sprinkled throughout. "Due to the extremely limited availability of units on the market, Nolita residences are exclusive and pricey," says Donna Strugatz, licensed real estate agent at SERHANT, with over 150 transactions. A condo here costs approximately $2,080 per square foot, with a median sales price of around $4.5 million. Among the new-builds are 75 Kenmare, a seven-story condo with one- to- four-bedroom units averaging around $3 million, and 378 Broome, with just four residences priced from $3.3 million. Conversions include The Residences at Prince, a Federalist-style four-story building that was once a school for generations of locals and immigrants, including Martin Scorsese, before closing in 2010. In 2016, it launched as a seven-unit condo building, where prices started at $8 million.

The Feast of San Gennaro
Every year in mid-September, The Feast of San Gennaro honors the patron saint of Saint of Naples with a grand street fair. Featuring marching bands, floats, revelers and the statue of San Gennaro, the parade is accompanied by festive tinsel decorations and neon light banners. While the feast technically takes place in Little Italy, it has spread into Nolita as immigrants moved out and the neighborhood changed over time. The 11-day celebration is located along Mulberry Street between Canal and Houston Streets, Hester Street between Baxter and Centre Streets, and Grand between Baxter Street and Centre Market Place.

Elizabeth Street Garden is a community refuge
For over 200 years, Elizabeth Street Garden has existed as a public green space. Open year-round, the 1-acre community garden on Elizabeth between Prince and Spring is adorned with antique sculptures placed by the original owner, an antique dealer. Onlookers can spot visitors reading on benches, eating at bistro tables, strolling through the various gardens or playing bocce in the designated court. Once a year, New Yorkers come from around the city to see the park’s annual Halloween dog parade, featuring a costume contest judged by representatives from local businesses.
The garden was established in 1991 after the site was left vacant for at least 10 years prior.

Although there are no public schools within Nolita, P.S. 130 Hernando De Soto is located in neighboring Little Italy. This pre-K through fifth-grade school has one of the highest attendance rates in the city and an A Niche rating.
