Upper Vailsburg’s layout is unique compared to the rest of Newark. “There are some parts of Newark that are just new construction multifamily homes,” Austin says. “This part is a little bit different. There’s a mix, but I’d say there are more single-family homes than multifamily.” There are Colonial-inspired homes and split-levels, and a little more than half of residents here rent units in multifamily homes. Homes with at least three bedrooms can range between $360,000 and $500,000, while properties with four or more bedrooms can sell for $500,000 to $715,000. Multifamily homes can sell for $500,000 to $850,000. Yard space is limited, but many backyards have tall trees.Parking changes when it snows
Because most homes were built in the early 1900s, many residents park in the street or on paved driveways alongside the homes. Sidewalks line the streets, making it easy for residents to reach a bus stop or take their kids for a bike ride. Newark as a whole often has below-freezing temperatures and inches of snow during the winter. Some streets have signs that prevent parking when snow is on the ground. Austin says people in the neighborhood often commute to New York for work. “My clients are from New York, moved to Newark, and they have no trouble commuting back to New York,” Austin says. “They’ll drive in sometimes, or they’ll go to downtown Newark and take the train.” Commuters can also visit the South Orange Station, a 2-mile drive or a quick ride on an NJ Transit bus. The Morris & Essex train from South Orange takes less than an hour to reach Penn Station in New York City. Drivers have a roughly 15-mile trip to NYC on Interstate 280 and an 11-mile trip to Newark Liberty International Airport on the Interstate 78 Expressway and Route 9. The Care Well Health Medical Center is closest to Upper Vailsburg, about 2 miles north, but University Hospital is also a short drive from the neighborhood. There are a few churches in the area, but the most recognizable is the Good Shepherd Church of the Nazarene, with its blue doors and Dutch Colonial design.Walking to school or college
Kids can walk to Lincoln Elementary School, which earns a C-minus from Niche and offers kindergarten through eighth grade before attending the C-rated West Side High School. “There are a lot of charter schools in Newark, where kids have to test to get in,” Austin says. “A lot of people choose Newark for the schools, and the charter schools specifically.” The Uncommon Schools North Star Academy — Vailsburg Campus is a public charter school kids can apply to for kindergarten through eighth-grade classes. North Star’s two high schools are in downtown Newark, and the school system earns an A-minus. Seton Hall University is a private Catholic college with a B-plus. The campus is west of the neighborhood, and students might rent a home in Upper Vailsburg and walk or drive to class.Nearby South Orange and downtown Newark have shopping and dining
The Dollar Tree and Rosalee Beauty Supply are in the north half of the neighborhood, but when residents want to dine out or go shopping, they drive or bus 2 miles to South Orange. Popular restaurants like Gaslight Brewery & Restaurant and Christ’s Family Diner are along South Orange Avenue, and boutiques are on the first floor of the Taylor Vose apartment complex. Joe’s Market is the nearest grocery store, but there’s also a Stop & Shop in South Orange. Austin also highlights some of the busiest restaurants residents visit in downtown Newark. “Swahili Village is a popular place; It’s new and spacious,” Austin says. “A Haitian cafe just opened, and there are plenty of Portuguese and Spanish restaurants, too. Tops Diner is one of a kind. It’s an amazing place. If you go right now, at 11, you can get a table, but you’ll need a reservation if you go on a Sunday morning. It’s always busy.”Upper Vailsburg is close to Ivy Hill and Monte Irvin Orange Parks
Ivy Hill Park neighbors Seton Hall and features a spacious playground and athletic fields. The Ivy Hill Neighborhood Association throws the annual Food and Music Festival at the park, a free event with live music, events for kids and vendors selling dishes from a range of cultures. Monte Irvin Orange Park is north of the neighborhood, with more green space to explore. Residents can walk the paved trails that wind past the playground, pond and splash pad.
