Seventh Avenue is a neighborhood in Newark’s North Ward, with Branch Brook Park to the east and Interstate 280 to the south. This area was previously known as the First Ward, a haven for Italian immigrants until the 1920s. The neighborhood changed drastically in the 1950s, but the First Ward spirit isn’t gone for good. The community comes together for festivals celebrating the change of seasons at Branch Brook Park and religious traditions at Saint Lucy's Roman Catholic Church. “Seventh Avenue has been changing,” says Ana Colón, Realtor with Keller Williams Elite Realtors. “People are moving out of New York City to Newark because you’re near transportation, the airport, entertainment and restaurants. It’s really up-and-coming, too. There are new luxury buildings being built, and they’ll increase the population and bring more restaurants.” Detached and semi-detached houses line Seventh Avenue’s streets, many with bay windows and vinyl siding. Almost all residents rent units in multifamily properties. “For rent prices, it really depends on how many bedrooms there are, the property itself and the condition,” Colon says.
