Seventh Avenue is a North Ward neighborhood in Newark, just west of Branch Brook Park and close to Newark Light Rail stops. Once known as the First Ward, it’s home to historic landmarks like St. Lucy’s Church and is also called the city’s original Little Italy. Today, buyers are drawn here for access to New York, local transit options and a more residential feel than in Downtown Newark. You’ll also find multifamily homes, neighborhood restaurants and one of Newark’s best-known parks nearby, giving Seventh Avenue a walkable, urban feel in a central location.

Multifamily homes lead Seventh Avenue’s renter-heavy market

Multifamily properties are the most common housing option, including a mix of two- and three-family homes that are often owner-occupied rentals. More than 90% of residents rent. Buyers will also find a handful of single-family houses, both fully detached and semi-detached. Many homes have been updated over the years, adding modern interiors to the neighborhood’s older housing stock. “Seventh Avenue has been changing,” says Ana Colon, a local Realtor with Keller Williams Elite Realtors. “People are moving out of New York City to Newark because you’re near transportation, the airport, entertainment and restaurants. It’s really up-and-coming, too.”

Prices generally range from the upper $200,000s to the mid-$700,000s, with a median sale price in the mid-$400,000s. That’s close to Newark’s citywide median and lower than in nearby Forest Hill. Median rent also comes close to the citywide figure. “For rent prices, it really depends on how many bedrooms there are, the property itself and the condition,” Colón says.

Commuting to Manhattan from Newark's North Ward

You can walk through Branch Brook Park to Newark Light Rail stops that connect riders to Newark Penn Station. From there, Amtrak, PATH and NJ Transit commuter rail lines offer service to destinations like Jersey City and Manhattan. NJ Transit bus routes also pass through Seventh Avenue and reach Newark Broad Street Station, where the Montclair-Boonton and Morris & Essex lines run to Hoboken and New York Penn Station. Drivers are close to the Essex Freeway, which links to the Garden State Parkway and the New Jersey Turnpike. It's roughly a 14-mile drive into Manhattan, though most residents commute by transit to skip the traffic.

Living next to Branch Brook Park and its cherry blossom trees

Branch Brook Park is right next to Seventh Avenue, and most homes are within walking distance. The park has a playground, a fishing lake, an indoor roller-skating rink and various athletic fields. Paved paths are popular for walking, running and biking past the park’s signature cherry blossom trees, which make up the largest collection of Japanese flowering cherry trees in the country. Each spring, the blooms draw crowds to the Essex County Cherry Blossom Festival, a celebration that includes a bike race, a 10K run, family day and Bloomfest, a day of live music, Japanese cultural demonstrations and food. The park’s Prudential Concert Grove also hosts live music throughout the summer. Residents are close to smaller green spaces, too, like The People's Garden, a community space where neighbors grow fresh produce.

Seventh Avenue shopping and dining along Bloomfield Avenue

Bloomfield Avenue is the neighborhood's main shopping and dining destination, though you'll also find local businesses on Broadway and other streets. The corridor is lined with family owned restaurants, delis, corner groceries and bakeries. Standout spots include:

  • JJ’s Hot Dogs, a food truck serving hot dogs next to Branch Brook Park
  • Frank's Pizzeria and Restaurant, a longtime Bloomfield Avenue institution
  • Park Avenue Deli and Food Market, known for its sandwiches

You can also walk to Family Dollar or head across the Passaic River to Kearny, where you'll find bigger chains like Target, ShopRite and BJ's Wholesale Club.

Public and magnet school options serving Seventh Avenue

Newark Public Schools offers a citywide school choice program called Newark Enrolls. Families can apply to options in Seventh Avenue, including Franklin School and McKinley School for prekindergarten through eighth grade. Barringer High School is also in the neighborhood. The district's magnet high schools are competitive options, with Technology High School nearby in Mount Pleasant-Lower Broadway and earning an A rating from Niche.

The Feast of St. Gerard and other local traditions

Community traditions still shape life in Seventh Avenue. Each October, St. Lucy's Church hosts the Feast of St. Gerard, a longtime procession and street celebration that draws visitors from across the region and traces back to the neighborhood's First Ward roots. The Cathedral Basilica of the Sacred Heart is another local landmark known for its seasonal Cathedral Concert Series.
