Multimillion Miami-area condo offers buyers chance to live at own resort

An ultraluxury condo in a coveted building just north of Miami is offering homebuyers the chance to live every day like they’re staying at a beachfront resort.

The condo, Unit 1004 in the Fendi Château Residences in Surfside, Florida, is a three-bedroom, five-bathroom residence with a more than 3,000-square-foot flow-through layout, according to a listing on Homes.com.

“It’s the size of most people’s single-family homes,” co-listing agent Alexander Vichinsky of the Eklund Gomez team at Douglas Elliman said in an interview.

The residence hit the market last month with a $9.85 million price tag, according to its Homes.com listing. It previously was rented for $37,000 per month, but to purchase the house with a 20% down payment and 6.69% 30-year, fixed-rate mortgage, a buyer would be looking at a nearly $73,000 monthly cost.

Buyers would be paying for more than just a condo when they move into the uber-luxurious Fendi Château Residences, according to Vichinsky. “It’s exclusive, very private," he said. "The amenities are top-notch."

The amenities include a movie theater, gym, outdoor cabanas and a restaurant open only to those who own units at Fendi Château Residences. There are also ocean views, beach services and a kids’ room in the building.

“The people who buy and sell and live in this particular property want the best of what Miami Beach offers,” he said. And by living in the Fendi building, they feel like they’re “staying at a resort.”

High-profile buyers

Who exactly is shopping for a home that offers that lifestyle?

The potential buyer likely will come from two pools. Vichinsky said there are: celebrities and foreign buyers. For celebrities and other high-profile buyers, the building offers a balance of privacy and access to the Atlantic Ocean.

“They go there to be somewhat removed from the hubbub of life that is Miami Beach, sort of a respite,” he said. “But they also go there because they get to be close enough to it. It’s a five-minute drive really to anything you need: shops, restaurants, bars.”

Already, the building has been a hot spot for those kinds of buyers. Former NFL quarterback Tom Brady, for example, did a short stint living in the building on the heels of his 2022 divorce from model Gisele Bündchen. And, Vichinsky said, his sellers rented to another high-profile figure, but he couldn’t “drop the name.”

Vichinsky and his co-listing agents Fredrik Eklund and Pietro Belmonte are also making an appeal to foreign buyers, especially from Europe and South America. One way they’ve done that is by having the condo staged very specifically, and giving buyers the option to purchase the unit furnished, Vichinsky said.

“The unit itself is very white,” Vichinsky said, pointing out that after staging there is a lot more color brought in by the furniture and artwork in the home. “But we wanted the type of buyer who’s going to be in this to see it and say, ‘Wow, I can live here, and I can live the way I want to.’”
