East coast city-style walkability in downtown Oakland
San Pablo Gateway, part of the buzzing Uptown Oakland area, is known as the city’s entertainment district. With its streets where residential and retail comingle, walkability and access to public transportation, it has an East Coast sensibility that draws people who eschew the trappings of a typical suburban lifestyle, like mowing the lawn or sitting in traffic. “And what’s great about that area is the public transportation, which really unlocks both sides of the Bay at a typically lower price point than if you lived in San Francisco,” says Jordan Lento, a Realtor with Red Oak Realty who works extensively in Oakland.
Condos are plentiful; some vintage Victorian-style homes can be found
Newcomers looking to buy should be prepared to act quickly; the neighborhood is mainly made up of apartment complexes and condos, which don't often become available. When they do, buyers find mostly turn-key units renovated with modern appliances and hardwood floors. The Jade, one of the city's main complexes, offers condos that range from small, one-bedroom, one-bathroom studios to roomy two-story, townhouse-style units with amenities like garage parking, a community exercise room and a rooftop deck. Residents looking for a single-family home can sometimes luck out and score one of the neighborhood's few historic Victorian-style houses. Built in the late 1800s and early 1900s, these homes retain much of their vintage charm despite modern renovations. Prices range from $285,000 for 500 square feet to $815,000 for 1,200 square feet. Prices for single-family homes average $1 million for about 2,000 square feet.

Many shopping and dining opportunities within the neighborhood
A big draw for San Pablo Gateway is the food scene. Belly, one of the local favorites, draws a regular crowd of foodies looking for interesting Asian fusion dishes. After dinner, residents can walk to many of the theaters in the area offering live entertainment. One of the most popular is the Fox Theater, which has been serving downtown Oakland since 1928 and is the go-to for live music from major artists. "They get really great names to perform, and the space is just stunning, with the art deco architecture," Lento says.While it's easy to find dining and entertainment, it can be tricky to run errands. San Pablo Gateway has no central shopping center, and retailers are spread throughout the area. However, Walgreens and several banks dot Broadway, and Whole Foods is located at the intersection of Harrison Street and Bay Place, a few blocks from the neighborhood.

Fresh air and exercise at pocket parks, nearby Lake Merritt
Residents looking for some fresh air often head to nearby Lake Merritt. Multiple greenspaces flank the three-mile-long lagoon, including the popular Gardens at Lake Merritt, which offers a scenic walking path throughout gardens dedicated to various species of succulents, lilies, dahlias and more. Residents who work from home stretch their legs at Frank Ogawa Plaza during lunch breaks. This pocket park features a raised lawn of green grass nicknamed "The Commons" and a small amphitheater. For indoor recreation, the Oakland Ice Center off 18th Street offers figure skating classes and hockey leagues to join.

Residents get around via BART, AC Transit busses, I-980
Oakland City Hall and Fire Station No. 1 are located within the neighborhood, so employees won't have to go far to work. For everyone else, the Bay Area's robust public transportation serves the area, with the AC Transit busses running along all major thoroughfares and The Bay Area Rapid Transit (BART) 12th Street Station located just one block from Frank Ogawa Plaza. Both offer stops throughout the city and into San Francisco. And for residents who'd rather drive, they head west a few blocks and get on Interstate 980, which runs throughout the Bay Area.
McClymonds High students can earn college credit in dual enrollment program
Children living in the area may start their education at Martin Luther King, Jr. Elementary, then head to Westlake Middle School and McClymonds High School. Martin Luther King, Jr. has a C rating on Niche, while Westlake and McClymonds have a C-minus and C-plus, respectively. McClymonds High has a student-teacher ratio of 15-to-1. Students can join the Dual Enrollment Program, which enables them to earn college credits while still in high school. In conjunction with Laney College, Merritt College, College of Alameda and Berkeley City College, the classes are taught on McClymonds' campus but by a college instructor.
