Hillview has midcentury homes in a Louisville suburb
Each June, the Hillview City Fair offers three days of live music, games and carnival rides. When the fair leaves town, what’s left is a mostly midcentury Louisville suburb with direct access to shopping, dining and employment. “Homebuyers, especially first-time buyers, come here because it offers a less expensive cost of living within a short commute to the big city,” says Realtor Sherry Hammond, who sells homes in property in the home rule-class city with Creekstone Realty. While many residents commute to Louisville, several businesses are located on the community’s west end, including a Keen Distribution Center, an Amazon warehouse, several hotels and local industrial companies.
Most Hillview residents are just a short drive from farmland and sprawling, forested parks.

Ranch styles and Cape Cods
The median single-family home price is roughly $240,000, which is below Louisville’s median and the national median. Prices range from $90,000 to $420,000. “Taxes are about the same as what you get in Louisville,” Hammond says. “However, utilities tend to be cheaper and, since there’s less traffic, car insurance is cheaper.” There is a mix of split-levels, ranch styles and Cape Cods built from the 1950s through the ‘70s. There are also several New Traditional-style homes from the late ‘90s and early 2000s.

Bullitt County Public Schools has a B-minus Niche rating and an 89% graduation rate, which is above the state average and in line with the national average. The district’s reading proficiency is in line with the state average, and the math proficiency is above the state average. Shopping and dining along Preston Highway
Preston Highway is lined with fast-food chains and strip malls packed with local options, such as Mexican restaurants and Japanese spots. South of the strip malls, popular dining spots include a retro-themed family diner, a classic hometown doughnut shop and a chain coffee shop. Grocery stores and other retailers are also in the area.

Traveling to Louisville for entertainment
Entertainment options in Hillview are limited to Rock Gem Climbing Center, which is on the community’s northwest corner. A Cinemark movie theater is about 10 minutes north, and a local skate rink is about 10 minutes south. In neighboring Louisville, The Kentucky Center for the Performing Arts hosts the Kentucky Opera, the Louisville Orchestra and the Louisville Ballet.
The Cinemark Theater at Preston Crossings is just a short drive away.

Spending weekends at Jefferson Memorial Forest
Public outdoor spaces are limited, but that does not stop people from getting outside. “It’s an active community, so you’ll see a lot of joggers and dog walkers in the mornings and evenings,” Hammond says. On the community’s north end, Blue Lick Park has amenities like a community garden, tennis courts and a playground. Local marksmen join Jefferson Gun Club, which is just across the highway within earshot. There are several nearby golf clubs that are open to the public. About 20 minutes west of the community, Jefferson Memorial Forest has over 6,000 acres of land that includes hiking trails, campgrounds and fishing lakes.
The visitors center at Jefferson Memorial Forest is a good first stop during your visit.

Commuting to Louisville
The University of Louisville Hospital has a location on the community’s south end. Louisville International Airport is about 15 minutes north via Interstate 65, and downtown Louisville is about 5 minutes farther up the road. Louisville is home to major employers like the United Parcel Service, GE Appliances and Ford Motor Company. Another major area employer is Fort Knox, which is about 40 minutes south of Hillview. “There’s actually a lot of people who work at the military base but don’t live there,” says Realtor Andy Mitri, who sells homes with eXp Realty.
According to FBI data, the violent crime rate has dropped over the past five years, and the property crime rate has remained stable.
The Louisville International Airport is a travel hub for the city.
Downtown Louisville has grown up from its early days as a settlement on the Ohio River.
